Job Purpose

To provide commercial real estate and real estate finance administration services to the Real Estate and Real Estate Finance Teams managing a combined £5bn of assets, within agreed SLAs, in order to meet key business and regulatory requirements. Role to include:

  • Responsible for managing the Horizon database recording detailed property & lease records supporting asset management, ALM, solvency II and other Regulatory requirements
  • Issuing all rent demands to commercial tenants in respect of CLL's property portfolio and of CLAM's European and UK fund clients
  • Responsible for collection of all monies due from commercial tenants, managing agents and borrowers to include rents, service charges, insurance and other fees
  • Monthly & quarterly aged debt reporting to the Head of Property, Head of Property Finance and European Investment Committees.
What You'll Do
  • To be responsible for managing and recording complete and accurate property and lease data to support asset management, corporate actuarial and finance for all regulatory and business reporting. Liaising with asset managers, external managing agents and lawyers to ensure all updates are processed in a timely and accurate manner to protect the accuracy of all property accounting transactions, cash flow analysis, asset valuation, rental collection and net income reporting processes.
  • To manage and control the issuing of all rent demands for all UK based property assets across all required funds and clients ( annual demands of c£137m).
  • To manage and control the collection of all monies due to Canada Life and clients in relation to all property assets within agreed terms
  • Preparation of monthly & quarterly aged debt reports for the portfolio management teams and for reporting at all relevant Governance committees
  • Attending quarterly aged debt meetings with the Asset Management & Corporate Finance and Finance Operations teams
  • Assist with projects that impact the asset management division as required, as the volume of new business and scope of services expand. e.g the use of bespoke finance leases to support the UK Bulk Annuity expansion
  • To manage the BACS payment and collection file creation and submission process for both UK property and mortgage portfolios. To ensure that all client banking records are accurate and up to date on Horizon and to manage all AUDDIS system submissions to BACS.
  • Ensuring that all BAU activities are carried out within the agreed controls. Providing agreed data for the Property Services quarterly MI report
Who You Are
  • Experience of credit control in a large-scale commercial environment, preferably within the property industry
  • Knowledge of collection process in respect of commercial Real Estate through to Court action
  • Good working knowledge of Horizon or similar property accounting system
  • Must be able to communicate effectively with all levels of staff and clients
  • Should be able to prioritise & plan work to ensure deadlines are met
  • Good excel skills
  • Good numerical skills and attention to details
Qualifications
  • Relevant degree or professional qualification desirable
  • Member of the Chartered Institute of Credit Management
