Job description

Who we're looking for

Schroders Capital Real Estate is seeking a fund manager to manage a UK commercial balanced fund totalling £1.2 billion in 52 assets (as at March 2021). The fund is sterling denominated, core / core + product with the investment objective to provide a long term return based on a combination of capital growth and income. The fund performance target is to exceed the benchmark by 0.5% on a rolling three year basis. There is no debt within the fund. The candidate will be required to set the fund strategy to meet or exceed performance and client objectives, agree asset level business plans with the sector specialist investment teams, ensure deliver of those business plans and sustainability targets, manage cashflows, and have responsibility for reporting directly to the client. The role will also include overall responsibility for the cross-sector transactional requirements of the fund, as well as the wider Schroder Capital Real Estate group.

The role is likely to include direct asset management responsibility for a portfolio of assets within the fund and direct management of fund transactions. The candidate will have the support of the sector specialist investment managers, fund analyst, fund services team and external property management team.

Candidates for the role will ideally have the following relevant knowledge and experience:

• Fund and asset management experience with a track record of delivering performance across diversified portfolios through asset allocation and active management
• Track record of delivering outperformance
• Knowledge of all main UK commercial markets and sectors
• Experience in cross-sector transactions, asset management, refurbishments and development
• Valuation, analytical and strategic experience
• Client reporting and presenting
• Experience of joint venture structures

Our dedicated Real Estate Research team identifies those sectors, cities and real estate characteristics expected to outperform, ensuring portfolios can benefit from structural change.

The base

We moved into our new HQ in the City of London in 2018. We're close to our clients, in the heart of the UK's financial centre. And we have everything we need to work flexibly. We also have a growing office in Manchester where 7 UK real estate staff are based.

What you'll do

• Be responsible for overseeing the management of the fund
• Be responsible for asset managing a portfolio of assets within the fund
• Set fund strategy in accordance with the clients objectives
• Assume primary responsibility for the execution of the strategy(ies), performance and governance
• Work with the investment teams to source investment opportunities in line with strategy and performance objectives
• Work with the asset management teams to monitor delivery of the asset level strategy
• Work with the fund services and operational teams to ensure governance requirements are met
• Liquidity and cashflow management
• Be responsible for monitoring performance of the portfolio performance and sustainability objective
• Be responsible for managing a number of direct line reports

The knowledge, experience and qualifications you need

• Fund and asset management experience with a track record of delivering performance across diversified portfolios through asset allocation and active management
• Track record of asset management to deliver outperformance including development and refurbishment experience
• Track record of sourcing, underwriting, and executing transactions
• Knowledge or all main UK commercial markets and sectors
• Strong analytical, valuation and modelling skills
• Clear written and verbal communication, and strong presentational skills
• Experience of delivering sustainability targets
