Job description

We are working with a Developer who run several different development projects across London to find the Technical Services Manager for the mobilisation of a office led project in London.

The remit of the new Technical Services Manager will be to deliver a high standard of M&E, Health & Safety and Hard FM across the estate to provide innovative, efficient and economic environment for the occupiers, implementing all agreed service levels, property strategy and management standards.

  • Provide day-to-day technical and operational support to the property management team, occupiers and Client as necessary.
  • Management and development of the BIM system and planned maintenance system
  • Ensure the General Manager, Property Manager and Senior Management Team are regularly appraised of new developments
  • Ensure adherence to completing maintenance and PPM schedules for all plant and equipment as outlined in the warranty agreement for each asset
  • Pro-actively manage and monitor reactive repairs.
  • Monitor energy consumption and work with specialist teams to agree and implement and measure energy reduction initiatives.
  • Implement and review maintenance regimes to reduce unplanned events.
  • Manage any property insurance claims including liaising with the clients nominated broker, insurer and/or loss adjuster, arranging immediate repairs, obtaining suitable quotations for reinstatement, and collating all necessary information for the claim.
  • Ensure all service specifications and contracts properly represent the service requirement of the premises and are presented and executed in accordance with company guidelines, agreed safe systems of work and manning levels.
  • Effectively manage specialist service providers, including setting and measuring KPIs, SLAs, cost reduction and performance improvement plans.
  • Proactively update the PPM for the building and contribute to the on-going management of the Service Charge budget.
