Job description
The role will include management of the water systems with our in-house team of engineers, maintaining, servicing and repairing various types of Water systems as well as Drainage systems on site. The ideal candidate will have worked for a similar building services company. Undertaking PPM schedule and deliverables, reactive works, minor works and compliance documentation and maintenance of associated records. Review and update asset registers and condition surveys to ensure accuracy and contribute to lifecycle planning.
Responsibilities
To implement the building services, planned preventative maintenance (PPM) programme and reactive maintenance (RM) in accordance with the building operational requirements and in compliance with the contract service levels:
* Provide the operational service level to ensure contract KPI's are achieved
* Ensure that a consistent level of service delivery is provided
* Ensure the smooth and effective operation of the facilities under control within the scope of the contract with understanding of Contract SLA and KPI
* Keep all site records and support the preparation of reports as required ensuring contract reporting requirements are met
Knowledge skills & experience
The post requires a technical or professional qualification.
Practical experience in an FM role is important with the person undertaking the role being self-motivated with solid experience in water systems, plumbing and general overview of mechanical systems operations, particularly in Hard FM. A positive 'can do' attitude to FM, client and personnel issues is required.
Essential:
Manage water treatment compliance logbooks for domestic water services, cooling towers and humidification systems
Carryout critical control tasks (weekly monitoring) for domestic water services, cooling towers and humidification systems in line with HSG 274 guidance
Assist with management of third-party contractors.
To complete all planned preventative maintenance (PPM) & reactive activities as required
To achieve a prompt effective response to emergency situations being capable to diagnose issues and initiating action plans where applicable
Effective communication with the helpdesk ensuring accurate information is maintained at all times.
Conduct work in accordance with current legislation, British Standards, Codes of Practice, Safe Systems of work and recognised industrial standards for such work, minimising damage to the fabric of the property
Main Duties * Cold water storage tank cleaning * Sampling and temperature monitoring of water systems * Closed system dosing * TMV Servicing * Remedial plumbing In-depth knowledge of ACoP L8 and HSG 274 codes.
* Sound level of administration and organisational skills
Desirable:
* Plumbing qualification and overview of commercial HVAC systems
* PC skills including Excel and Word
* Technical or professional (Electrical, Mechanical, Plumbing etc)
