A brand new role with a leading London & South East real estate surveying consultancy who are looking to strengthen their private residential business, the post holder will be working from the companies South London office.
A national independent LLP surveying firm based in London and the South East and looking to strengthen their South London private residential business. The company currently have over 200 employees who offer a range of professional surveying services to landlords, occupiers, private investors, institutions, and property companies.

Your new role
To undertake Property Management responsibilities for a growing portfolio of Residential PRS Properties (some with associated blocks) nationwide. Maintaining good communication with clients, tenants and contractors on property related matters and ensuring all statutory compliance and Health & Safety obligations are met. Management of a Nationwide portfolio of approx. 260 units all of which are rented\/available to rent. The portfolio consists of flats above commercial units, houses, blocks of multiple flats with common parts and HMO's.
Key responsibilities
Comply with ARLA and RICS guidance and company policy and procedures, for local properties, take marketing details and advertise the property on Zoopla, arrange and carry out viewings and provide feedback to clients. Review tenant references and refer to the client for instruction, draw up move in packs including tenancy agreement and all compliance and regulation documents, proactively develop service levels across the portfolio to exceed client expectations. All correspondence to be responded to within 48 hours, detailed correspondence within 5 working days provided an acknowledgement sent, instructing contractors on maintenance works within agreed expenditure limits and seeking client instruction on costs above the agreed expenditure limits, periodically reviewing rents via Section 13 Notices and monitor and record contractor's progress keeping track of maintenance works instructed until confirmation is received that the job is complete, ensuring photographic evidence is provided of the completed instruction wherever possible.
What you'll need to succeed
This role is suitable for a Property Manager who is ARLA qualified to a minimum Level 3 (or on the way towards qualification), a competent user of IT systems, a good knowledge of building surveying terminology and an understanding of disrepair issues. Able to make decisions on property management issues following consultation with relevant parties but make quick decisions where necessary, proactively anticipate areas of conflict, take appropriate action to address any areas identified and how they can be avoided.
