Job description

The successful project manager candidate will be primarily involved in the delivery stages The candidate will also have input into all projects on all stages of design and completion - including elements of office and staff management:

1. Understanding and comfortable assisting on and through RIBA stages of work 3-6 i.e. technical design, construction and handover and completion;

2. Ensure projects are done on time;

* Provide client with work schedule from planning to hand over with each stage in detail with benchmarks

1. Ensure projects are done within budget;

2. Perform risk management - identify and respond to potential issues throughout the life of the project to minimise negative impacts;

3. Produce health and safety strategy which complies with CDM;

4. Ensure health and safety regulations are adhered to on site;

5. Undertake regular site inspections and obtain quality and progress reports;

6. Advise on legal issues e.g. party wall, lease titles, right of way etc and ensure they are complete to prevent any issues arising;

7. Arrange and attend client, design, project, construction and other meetings

8. Undertake discussions/negotiations/contract administration/site visits with regards to the contractor not completing the contract on time;

9. Arrange for another contractor to complete the works in the event of the contractor not doing so;

10. Have good relationships with all staff members and communicate in an efficient manner;

11. Provide monthly report of progress on construction site and cost reports;

12. Ensure that the client's requirements are met and developed;

13. Advise on procurement process, and ensure tender packages are produced to high standard and on time;

14. Attend pre- and post-tender interviews and conduct negotiations with tenderers;

15. Advise on suitable tenderers for the Building Contract and ensure all insurance is in place prior to commencement of works on site;

16. Advise on tendering design and construction programmes and method statements;

17. Contribute to developing innovation and best practice including BIM, whole life costing, value management and risk management.

18. Would be helpful to have experience in planning projects and some planning knowledge.

Experience

* Related Degree i.e. Project Management;

* 8 years post qualification relevant work experience;

* Experience in managing construction contracts (NEC, JCT, etc…);

* Current CSCS card holder;

* Excellent experience in managing mixed used projects throughout every RIBA plan of work stage;

* Excellent understanding of the procurement process;

* Able to develop long term relationships with all team members
