Job Purpose
The main responsibilities of the Assistant Hard Services Manager will be in assisting the Hard Services Manager and the team, to ensure that the scheme is a success, for its owners, tenants and customers. The list is not exhaustive, and the Assistant Hard Services Manager may be required to fulfil many different and occasionally unusual roles.
Responsibilities
This Job Description details the main responsibilities of the Assistant Hard Services Manager in the running of the Technical Services Department
* The Assistant Hard Services Manager is responsible for the implementation of the fully planned preventive maintenance system (MIS System), for the centres Mechanical and Electrical Services, to include the Building Fabric works and the delegation of suitable resources, consisting of three Electrical Shift Engineers and two, day based, Fabric Engineers, to complete the Planned, Reactive and Project works of the Department
* The Assistant Hard Services Manager will assist in evaluating the performance of all technical systems and the performance of specialist Sub Contractors - Contract Management, Compliance and Accountability, to ensure that the Contract and Standards are being are adhered to
* The Assistant Hard Services Manager will be responsible for liaison with other internal departments to ensure day-to-day technical difficulties are dealt with and to order goods or equipment required to achieve this within the budgetary constraints of the contract.
* To fully understand the Electrical and Mechanical Plant and Building Fabric Services on site and possess the knowledge of how to maintain, operate and repair all systems.
* To substitute for the Hard Services Manager in his absence and to attend out of hour calls as and when required.
* To provide the required cover in the absence of the designated shift or Fabric Engineer
* The management of Technical Health and Safety - Safe Systems of Work, including Risk Assessments, COSHH Assessments, Water Treatment, Life Safety and Statutory Inspections
Knowledge Skills & Experience
* Qualification in Health and Safety e.g. IOSH
* Computer literate
* 18th Edition Electrical Engineer, Multi Skilled
* Experience in leading a team.
* Well organised - self starter
* Effective communicator
* Committed in the pursuit of Excellence
* Able to establish good working relationships with his staff / co-ordinators
