We started by creating the first car-free neighborhood built from scratch in the US - Culdesac Tempe, a $170 million mixed-use neighborhood development for 1,000 residents opening in 2021. Culdesac is looking for a Project Development Manager to facilitate the design, planning, & building permit development of Culdesac car-free neighborhoods. This is a full-time role with a particular focus on the multi-phase Culdesac Tempe project, the first car-free neighborhood built from scratch in the US. You will collaborate with the Culdesac and Sunbelt Holdings team in field meetings and online communications to help design, plan, and deliver this 761-unit car-free apartment community with 16,000 sq. ft. of retail, as well as with development partners on other Culdesac Real Estate projects. In this multi-disciplinary position, you will work closely with teams of architects, engineers, general contractors and other partners. Expect to ramp up quickly in this fast-paced, productive environment. The target start date is January 10th, 2022 or soonest availability.
How you will make an impact:
- Manage with Sunbelt Holdings the design, planning, and building permit development of Culdesac Tempe with our architecture, engineering, and zoning partners
- Engage with other development partners on the design, planning, and building permit development of other Culdesac Real Estate neighborhoods in the development pipeline
- Oversee the research of people-first approaches to urbanism and real estate development for application at Culdesac neighborhoods
- Assist with real estate finance pro formas and related real estate data collection and analysis
- Collaborate with our architecture, engineering, and general contracting partners to optimize the design and construction of Culdesac neighborhoods
- Develop Culdesac's internal knowledge & presentations on our approach to people-first design & planning
How you will be successful:
- Strong preference for individuals prioritizing a lifestyle leveraging public transportation, micro mobility, and other alternatives to private cars.
- You can juggle many components of multiple mixed-use, large-scale development projects, all with strict deadlines and budgets, simultaneously.
- A Bachelor's degree or Master's degree in urban planning, real estate development, or a related field.
- Strong domain knowledge is a prerequisite for this position.
- 5 or more years of experience in architecture, urban planning, or real estate development.
- Driven, ambitious person with an innate sense of humility.
- You are detail-oriented and experienced in the review of Design & Construction Documents.
- You have top-notch written and oral communication skills.
- You have the ability to think strategically and analytically.
- You thrive in a fast-paced environment.
