POSITION: Community Manager (Full-Time, Exempt)

DIRECT REPORT: Regional Manager

SUMMARY

As a Community Manager, you are responsible for the overall operations of your property or portfolio. This includes monitoring and achieving/exceeding physical, financial, and leasing expectations. This is accomplished through successful planning, organization, attention to detail, and maintaining a sales-driven, customer service mindset and attitude.

RESPONSIBILITIES (Including but not limited to):


  • Leasing/Networking
    • Answer email/phone calls from prospective residents
    • Generate marketing ideas for each property creating Facebook ads, marketing outreach campaigns, etc
    • Schedule and perform tours to prospective residents
    • Showcase our properties to the best of your ability by identifying your prospect's needs and providing them with adequate information to aid in their decision-making process
    • Guide prospects through the application process
    • Create/sign Leases for new move ins
    • Weekends and evening tours are popular tour times and important during times of low occupancy
    • Attend networking events
    • Network with local businesses to get brand recognition
    • Actively be involved with Chamber of Commerce and different events taking place in Fayetteville.

In order to maintain high performing properties, it is necessary for them to have high occupancy.

  • Administrative
    • Answer all incoming calls for all properties and address accordingly. Most of this will be done by the leasing consultant, but it's important all calls are answered and addressed.
    • Coordinate and schedule all resident move outs and move ins on site.
      • This includes scheduling vendors to complete necessary repairs/cleaning in the apartment
      • Final resident walkthrough
    • Coordinate vendors to complete exterior repairs and preventive maintenance
      • Landscaping, Pest Control, etc.
    • Accurately log all resident activity into Appfolio and monitor staff to ensure they do the same. This includes:
      • Apartment tours
      • Phone calls/emails leads
      • Resident applications
      • Resident lease information/Lease renewals
    • Create content for resident events and various other resident communication
    • Complete monthly renewal notices
  • Physical
    • Performing physical inspection of all units/property to ensure interior and exterior conditions are up to standards
    • Pass out notices to residents (most are email, but some require hand delivery)
    • Complete move in and move out walkthroughs with residents
    • Ability to use a computer and lift 20 pounds
  • Financial
    • Working with prepared budgets to hit target financial goals
    • Using P&L statements to assist with purchasing decisions
    • Assisting with budget creations
    • Using best judgement to identify income opportunities and areas to mitigate expenses
    • Ensure invoices are submitted through Appfolio.
