Job description

The Community Manager is required to use their best judgment and discretion to supervise others and is the employee primarily responsible for the on-site management of the community where he/she is assigned.

Responsibilities

  • Live On-Site
  • Supervise all on-site employees. Ensure that each on-site employee has been trained for his/her position.
  • Ensure that each on-site employee has reviewed the Handbook and the Safety Handbook and that each on-site employee follows the guidelines set forth in those Handbooks.
  • Assist with all paper work and special projects ensure that Fair Housing, Equal Opportunity Employment and Landlord Tenant Laws are practiced. Any breached of these guidelines are to be reported to the Regional Property Supervisor immediately.
  • Collect outstanding monies owed to the community.
  • Processing pay or quit notices, contacting residents and forwarding files to the legal department.
  • Deposit monies collected in a secure and timely manner.
  • Complete and submit all paperwork including, without limitation, weekly reports, posting rents, collection summaries, traffic reports marketing surveys, apartment status reports.
  • Approve, code and submit on a timely basis to the account department all community bills.
  • Maintain accurate work schedule and payroll timesheet for all staff working on site.
  • At times will direct the work of all vendors and contractors working at the community.
  • Handle all issues related to residents including rental, move-in, maintenance requests, resident relations, move-out and security deposit refunds.
  • Direct employees and/or vendors in the renovation and/or cleaning of all apartments in accordance with community budget.
  • Comply with all Fair Housing, Equal Opportunity Employment and Landlord Tenant laws.
  • Obtain permission from the Regional Property Supervisor before initiating any communications with the property owner. Inform the Regional Property Supervisor immediately of any incoming communication with the property owner.
  • Inspect the community daily (for curb appeal and maintenance needs) and take appropriate action.

Education/Training Degree: High School Diploma or Equivalent

Experience Prior rental management experience required.

  • Inspect periodically all storage areas and maintenance rooms for hazards, clutter, improperly stored materials, supplied sand personal belongings; take immediate action discard/remove such items
  • Report accurately and timely all accidents and emergencies to the Regional Property Supervisor and /or the appropriate authority (fire department, police department, etc...)
  • Inquire, research vendor proposals for projects-set up specifications for each project
  • Summarize current financial status by collecting information on budget variances

COVID-19 considerations:

Ability to commute/relocate:

  • Anaheim, CA: Reliably commute or planning to relocate before starting work (Preferred)

Education:

  • High school or equivalent (Preferred)

Experience:

  • Customer service: 2 years (Preferred)
  • apartment manager: 2 years (Required)

License/Certification:

  • Driver's License (Preferred)
