Job description

SUMMARY: The Real Estate Closing Disclosure Desk Associate is responsible for preparing the initial closing disclosures as required within required regulatory timeline and Closing Disclosure with accuracy to ensure compliance with the TRID (Truth in Lending Act (TILA) and Real Estate Settlement Procedures Act (RESPA).

ESSENTIAL DUTIES AND RESPONSIBILITIES:

* Prepares initial disclosures as required within required regulatory timeline
* Prepare and complete Initial Closing Disclosure.
* Review fee structures and maintain delivery to mortgage applicants through various methods of delivery in accordance with TRID guidelines.
* Inputting title company fees with proper finance charge selection.
* Understanding fee tolerances, how to handle tolerance violations and reviewing compliance audits specific to TRID messages.
* Ability to recognize inconsistencies in data/documents Knowledge of Qualified Mortgage regulations Detailed knowledge of Closing and Legal Documents.
* Responsible for timeliness and preparation of re-disclosed documents and updating information due to changes of circumstances (COC) such as loan amount changes, re-locking loan due to interest rate changes, program change, etc.
* Establish communication and follow-up with closing agents, and partners to acquire title and closing related fees and details.
* Review accuracy of information in the Loan Origination system data needed to populate CD and the initial disclosures for accuracy and completeness.
* Work with manager to cure failures and rework CD's when necessary.
* Compare RESPA CD to initial Loan Estimate (LE) and subsequent revised LE's for final review, reconciliation, and final adjustments.
* Identify and address timing rule failures.
* Research discrepancies on files during the disclosing process and discuss with manager (mortgage loan originator) or appropriate department(s).
* Meet daily performance metrics as defined by management.
* Maintains open communication with loan processors, loan officers and other members of the department as to the status of the loan.
* Cross-train in other functions as needed.
* Complete regulatory and compliance training, as required.
* Other duties and responsibilities as assigned.
* Consistently reports to work on time as scheduled.

QUALIFICATIONS (Education, Experience, Knowledge, Skills & Ability):

* 2 + year's previous mortgage funding experience preferred.
* Maintain a knowledge of lending guidelines, investor programs, industry requirements and changes.
* Superior oral & written communication skills.
* Ability to multi-task and work in a fast-paced, goal-driven environment .
* Exceptional customer service skills & a desire to deliver service that delights.
* Working knowledge of the Microsoft suite of office products.
* Attention to detail and quality focused.
* Ability to learn new skills quickly and implement effectively.
* Proven ability to gather and analyze data.
* Encompass experience.
* Bachelor's degree or equivalent combination of education and experience is preferred.
