Dornin Investment Group ("DIG") specializes in distressed, opportunistic, value-add and core plus real estate related investments, investing throughout the capital stack including, equity, performing, sub and non-performing debt across all major property types. The company offers a full-service investment platform providing property and asset management, leasing, design services, construction management and capital markets advisory services through its wholly owned subsidiary Dornin Realty Advisors ("DRA"). In the past 10 years the company has acquired, developed, managed, financed renovated and/or sold over $1.3 billion of real estate related investments including, multi-family, office, flex, industrial, retail and hospitality properties and loans throughout the United States.
Position Summary:
This position will be responsible for providing financial analysis and proforma projections for all aspects of the firms acquisitions, development, asset management and dispositions functions including proforma financial modeling, cash flow projections, sensitivity analysis, creating investment memoranda, asset management analyses, development analysis and construction cost budgeting among other financial analysis.
Responsibilities
- Prepare financial analyses of potential commercial and residential real estate and debt acquisitions and developments including the creation of detailed pro-forma financial models in Excel and/or Argus
- Conduct pre-acquisition due diligence and market research for real estate and debt acquisition opportunities
- Review and analyze preliminary investment information received for potential investments including property level financial statements
- Prepare thorough and concise investment memos for internal senior management recommending a course of action based on detailed financial projections and market research
- Maintain property valuation files including detailed review of 3rd party appraisals and related property information.
- Prepare/assist with monthly and quarterly reporting for management, investors and lenders
- Prepare/assist with calculations of quarterly distributions to investors
- Monitor existing asset performance including monthly metric comparison and budget to underwriting performance
- Create annual budgets for owned assets
- Prepare cash flow projections and quarterly valuations for senior management and investors
- Analyze and compare disposition versus refinancing strategies
- Prepare/assist in financing underwriting and due diligence
- Prepare/assist in disposition underwriting and due diligence
- Create, manage, track, and assist with execution of due diligence related activities
- Prepare correspondence for 3rd party brokers, appraisers, investors, and maintain detailed reports.
Desired Skills and Experience
- Bachelor's Degree in Business, Economics or Finance preferred
- A working knowledge of the real estate industry and capital markets is preferred
- 2-3 years of commercial real estate experience is a plus
- Excellent cash flow and valuation modeling competency
- Strong Excel, Word, PowerPoint, and Argus skills a must
- Strong analytical and research capabilities with outstanding organization skills
- Strong written communicative skills used for preparing detailed investment memos
- Attention to detail and ability to handle multiple simultaneous projects
- Self-motivation and willingness to work with a small team in an entrepreneurial, fast paced, demanding environment
- Ability to shift priorities quickly to meet time sensitive demands
- Strong organizational skills and the ability to apply analytical skills with attention to detail
- Excellent interpersonal skills and team orientation
- Interest in real estate finance
- Familiarity with real estate finance as well as basic real estate operations, leasing and development concepts
