Job Summary:

The role is accountable for developing and implementing business plans and budgets in line with the account Masters Service Agreement (MSA) and key performance indicators (KPI) plus with further a long term relationship with the client. This position balances scope, time, cost, and quality while maintaining a customer focus for both the internal and external customer. The Account Lead will anticipate client needs and deliver to outperform on the within the contract and build financial plans and ensures budget performance while striving to exceed revenue and profitability.

The Account Lead creates and manages high performing teams which not only delivers operational excellence but keeps employees engaged and thriving, and in conjunction with the Work Dynamics group leadership team, understands the firm's strategy and goals and can translate those into the business opportunities. The incumbent should be well-versed in managing a profitable P&L in a direct client facing role facing while jointly performing the functions of leasing management and leading a multi-disciplinary team supporting the account.

This opportunity is an account leadership role managing the client account for a major US Health System. Healthcare Solutions is an industry vertical within the Work Dynamics group designed to address the unique needs of the healthcare industry.

Job Responsibilities:

The following duties are typical for this classification. Incumbents may not perform all of the listed duties and/or may be required to perform additional or different duties from those set forth below to address business needs and changing business practices:

Account Management Competencies

* Prepares and/or reviews financial reports for client on monthly, quarterly and annual basis complying with requirements in management services agreement, partnering with Regional executive leadership.
* Analyzes financial statements to project future financial position and budget requirements.
* Directs the development, revision and implementation of property manuals and on-line systems.
* Assures that appropriate insurance requirements are in place for all properties.
* Cross-sells and up-sells all JLL services.
* Networks and develops other relationships in anticipation of bringing new business to the account and the Work Dynamics group.
* Participates in regional and national property management initiatives
* Ability to professionally engage with client leadership as well as corporate leadership, promoting forward progress through elements of the organization at large.
* Keen learning agility to adapt quickly to dynamic situations and evolving change.
* Documented ability to manage a geographically disbursed team through virtual meetings and site visits.
* Accomplish key performance indicators and service level agreements as identified by client and the account MSA.
* Develop a multi-year, prioritized capital renewal plan and implementation strategy.
* Prepares and/or reviews the annual jurisdictional and compliance forms and filings as required.
* Manage, coordinate and exercise functional responsibility for the performance and outcomes of assigned operational areas, including staff reporting to the position.
* Manage operations to mitigate operational risk.
* Serve as the single point of contact to the account team or assigned Network for all CMMS systems related questions, support issues, and requirements.
* A proven leader adept at managing a team of employees performing different functions and able to step into a player/coach role with ease.

Property Management Competencies

* Continually inspects client assigned facilities and equipment to determine extent of service and equipment required.
* Recommends, justifies, develops, and coordinates projects that enhance the value of the office buildings.
* Works with Facilities Maintenance staff to ensure services include maintenance, repair, or renovation and obtains bids for additional work from outside contractors, pursuant to client and JLL guidelines.
* Oversees tenant improvement construction projects.
* Directs leasing staff in the preparation of lease and/or rental agreements and is responsible for lease administration process.
* Directs property management staff in the preparation of office equipment leases and maintenance agreements.
* Maintains intimate knowledge of lease agreements; ensures compliance from an accounting standpoint and acts upon from an operations point of view.
* Coordinates with the account Finance team to ensure accounting and budges compliance.
* Prepares and/or reviews adjustments to tenant billing process.
* Has a strong knowledge and understanding of Consumer Price Index (CPI) increases, escalations, recoveries, specials, as it relates to the account and MSA.
* Arranges for alterations to, or maintenance, upkeep, or reconditioning of facilities as specified in the operating budget, management plan and/or management services agreement and of leased premises as dictated by lessee's agreement.
* Employs or contracts for onsite management and engineering personnel, as delineated within the operating budget, management plan and/or management services agreement.
* Competitively bids and prepares all service contracts to assure high quality and cost-effective services.
* Maintains role as secondary contact for tenants across the account relative to tenant service requests; ensures teams proactively meet with tenant representatives on scheduled basis.
* Prepares and/or reviews financial statements and reports on status of office buildings such as occupancy rates and dates of expiration of leases.
* Prepares and/or reviews periodic inventory of building contents and property condition, and forwards listing to client for review.
* Ensure that emergency evacuation procedures are in place and life safety systems are operating effectively.
* Establishes, communicates and manages the tenant move-in/move-out to minimize disruption to established tenants.
