General Summary:

The Transaction Manager assists the Senior Vice President, Due Diligence, and the Investment Group in coordinating due diligence efforts for all investments originated by ARA. Target investments include office, multifamily, industrial, retail, preferred equity, joint ventures, mezzanine debt, senior debt, and other types of investments. This position works closely with a wide variety of parties internal and external to the firm, including but not limited to the investment group, portfolio management, asset management, transaction counsel, the seller, sellers broker, joint venture partners, lenders, third-party consultants, and ARAs Investment Committee. This role is based in ARAs downtown Los Angeles office, so the candidate will be expected to be a Southern California resident and commute to the office.

Major Duties and Responsibilities:

* Provide critical input and support to ARAs investment due diligence and risk mitigation process for potential investments in multiple property types and profiles, including the development of and investment in residential, industrial, office, retail, and other types of projects nationwide.
* Review, evaluate, update, and manage the daily progress of the due diligence process for all active transactions to ensure that a consistent effort is applied to each potential investment and that all participants are engaged, timely, supportive of the effort, and accountable for their assigned roles.
* Maintain an active and robust communication channel to ensure that information is provided timely to the entire transaction team, making connections among the various due diligence matters.
* Assist in identifying, reviewing, analyzing, summarizing, abstracting, filing, monitoring, disclosing, and distributing due diligence materials to appropriate transaction team members, such as leases, estoppels, environmental reports, engineering studies, title documents, ALTA surveys, zoning reports, and other due diligence materials.
* Track all transaction-related documents, including but not limited to purchase and sale agreements, joint venture documents, loan documents. Monitor timelines and linkages among those documents and bridge connections with the transaction team members.
* Coordinate all closing activities, including reviewing closing documents, proration statements, closing statements, and other documents needed to bring a transaction to a close.
* Assist the Investment Group in evaluating and implementing technology initiatives that enhance the due diligence and acquisition process, in coordination with ARAs IT team and the VP of Real Estate Technology & Innovation.
* Assist the Investment Group in implementing ARAs Environmental, Social, Governance, and Resilience (ESG+R) goals and policies related to the investment and due diligence process for potential investments, in coordination with ARAs ESG+R Committee.
* Master ARAs due diligence process and continuously seek opportunities for process improvements and implementation of best practices.

Qualifications:

* Bachelors degree or equivalent with a major in real estate, engineering, construction, architecture, urban planning, or similar background.
* Minimum three years of experience in commercial real estate construction, engineering, design, consulting, finance, or transaction management, preferably with exposure to real estate transactions and due diligence.
* Basic understanding and desire to expand working knowledge of the mechanics of institutional real estate and real estate transactions/due diligence.
* Familiarity with real estate transaction documents (i.e., purchase and sale agreements) and due diligence documents such as environmental site assessments, property condition assessments, plans and specifications, engineering studies, leases, title reports, ALTA surveys, zoning reports, and the closing process preferred.
* Experience with land planning and development, entitlements, zoning, and planning issues is a plus.
* Interest in building design and construction, LEED/sustainability concepts is a plus.
* Familiar with finance and mathematical concepts including, but not limited to, understanding discounted cash flows, NPVs, IRRs, and the capability to interpret statistical data.

Physical Demands:

* Expected work hours: 8:30 to 5:30, Monday through Friday, with occasional weekends.
* Travel: Business trips with overnight stays may be required. Occasionally may be required to drive a personal vehicle for business.
* Work environment and physical demands: General office environment includes but is not limited to periods of sitting at a computer, standing at a copier, and carrying files.
