Description GENERAL JOB DESCRIPTION
This opportunity is for a self-motivated commercial property manager.
- This position will supervise all aspects of building operations for several commercial properties throughout the Coachella Valley.
QUALIFICATIONS
• College degree
• Real estate license preferred or ability to attain
• Excellent communication and problem-solving skills
• Proficient in Microsoft Word, Excel and property management softwares
RESPONSIBILITIES
• Conducting regular site visits and documenting the site visits with photos and inspection reports
• Maintain safety, integrity and aesthetic appearance of properties, note deficiencies, and make recommendations to ownership
• Assist with preparation of annual budgets and monthly reporting
• Negotiate service agreements, select contractors and suppliers, provide quality-control oversight, implement cost-containment initiatives, measure compliance to contractual standards and provide liaison as needed between tenants and third-party service providers
• Prioritize assignments and effectively solve emergency situations as needed
• Build and maintain strong tenant relations through direct communication
• Ensure that all vacant space in a property is secure and in marketable condition
• Work in conjunction with the leasing team to increase and maintain occupancy
• Serve as liaison to tenants and corporate office relative to lease administration and enforcement of landlord rules and regulations
• Maintain operating expenses within budgeted allowance and obtain proper approvals for non-budgeted items
• Provide clear direction and distribute workload appropriately among the members of the maintenance team
• Track and maintain tenant and vendor insurance certificates
• Guide tenants through move-ins and move-outs, including walk throughs
• Understands and monitors compliance with terms of Management Agreements
• Performs and/or monitors all rent collections and coordinates default proceedings when necessary.
OTHER JOB FUNCTIONS
• Develops and implements strategic plans to achieve client goals/objectives.
• Performs other duties as assigned.
• Review of CAM, Escalations, CPI calculations
• 24/7 accessibility for emergency response/coordination.
SKILLS
• Knowledge of real estate principles including management and leasing; office and commercial retail property management experience preferred.
• Strong leadership, management ability and problem-solving skills
• Ability to organize and manage multiple tasks while working in a fast-paced environment.
• Dedication to meeting customer's expectations and acts with customer in mind.
• Ability to interact with tenants, vendors, patrons and Municipal Officials Requirements Commercial Property Management, Administrative Office, MS Word, MS Excel
