Responsibilities
The HVAC Maintenance Technician will perform basic preventive maintenance inspections and limited mechanical services in support of the site's Heating, Ventilation and Air-Conditioning equipment.
Most of the duties will include filter media change-outs, evaporator coil cleaning, panel seal replacements and the sanitation of the water basins for evaporative cooling systems. Other duties to include the lubrication of mechanical components and general equipment maintenance. The technicians will follow a schedule of preventive maintenance services for the site's machinery and will report findings to the Senior HVAC Supervisor.
Essential Duties and Responsibilities:
- Replacement of all filter media with like-for-like materials to be provided by the client.
- Cleaning of evaporator coils, filter racks and chambers within the HVAC
- Inspection of fan motor belts and sheaves, adding belt dressing where
- Lubrication of fan bearings and motors as specified by the
- Examination of fan motor pulley alignment, belt wear and the reporting of additional maintenance as discovered.
- Align and replace all equipment panel doors, seals, and panel
- Lubricate and adjust outside air intake dampers as
- Inspect and clear clogged condensate
- Inspect and report compromised electrical installations and broken/ unattached
- Water Evaporator Coolers - clean out basins and fill media using pressurized water and cleaning chemicals as provided by the
- Water Evaporator Coolers - clear debris from float controls, inspect system for cracks and
- Repair, replacement and sealing of sheet metal ducting parts to maintain the integrity of the air flow through the installed ducting.
- Client to provide all materials, replacement parts and equipment manuals and initial instruction to the system location, access, and
- Client to provide the sequence and frequency of the HVAC preventive maintenance plan, location / storage of materials and access to all service
- Interface with the client's facilities work order system (CMMS) to log work order completion, task reporting and follow-on
Qualifications
Qualifications, Skills, and Knowledge:
- 3-5 years of mechanical maintenance experience
- High level of safety awareness and championship
- Craftsmanship in the use of tools and equipment.
- Proficient verbal/written communication skills
- Problem solving skills
- Time management skills
- Vocational training preferred or technical discipline or equivalent experience
- Comfort in working between office and highly industrial environments (heat, odor, dust etc.)
Clearance: N/A
Certification : Maintenance Certifications are preferred (C20 or 608 Universal), but not required
Environment: Primarily in-field work with frequent visits to rooftops and high-bay areas, working in and about maintenance workshops, interstitial utility bays and some offices areas. Actions to include walking, standing, climbing ladders, sitting, reaching, stretching, twisting, lifting, carrying, stooping, and bending.
