JOB SUMMARY:
* Reporting to the SVP of National Transactions, the Head of West Coast Transactions will source, underwrite, and close on primarily multifamily opportunities, with a focus on the Western US.
* Opportunities will range from ground-up development to value-add, with some special-situation investments such as covered land and LP investments.
* The Head of West Coast Transactionswill be responsible for sourcing, organizing, screening, and prioritizing the pipeline of acquisitions opportunities, preparing financial valuations and investment analysis, and overseeing due diligence and the investment committee process.
* The Head of West Coast Transactionswill partner with Aimcos finance team, development team, and other Aimco business partners to provide investment opportunities. new properties.
* The Head of West Coast Transactions will developvigorous reporting and presentations for the executive management team, investors, and the Board of Directors.
* The Head of West Coast Transactions closely monitors and scrutinizes all transaction activity, including initial evaluation, underwriting, due diligence, closing, onboarding, and stabilization.
ESSENTIAL FUNCTIONS:
The Head of West Coast Transactions is responsible for:
* Implementation, communication, and administration of Aimcos West Coast Transactions strategy;
* Developing acquisition and/or disposition strategies/procedures and identifying potential partners;
* Ensuringthat the teams focus supports the organizations strategic objectives;
* Overseeing the underwriting, offering, contract negotiation, and due diligence processes for transactions and preparing and presenting of Investment Committee materials;
* Negotiating, originating, and documenting new acquisitions and/or dispositions;
* Preparing financial analysis/modeling;
* Reviewing appraisals, valuations, and cash flow projections;
* Assessing the performance of properties;
* Assistingin developing acquisition and/or disposition procedures;
* Relying on extensive experience and judgment to plan and accomplish goals;
* Leading and directing the work of others.
EDUCATION & EXPERIENCE:
* Bachelors Degree required in the area of specialty or equivalent experience.
* Minimum of 10+ years of experience in the field or in a related area.
* MBA, CFA, or Masters in Real Estate, Finance, or related field are highly desirable.
QUALIFICATIONS:
* Familiar with a variety of the fields concepts, practices, and procedures.
* Familiarity with the West Coast with deep-rooted ties and networks
* 10+ years experience in Real Estate Transactions, with an integral understanding of the transaction process (ex. Sourcing, underwriting, and closing) and structures (ex. O.P. Units, Joint Ventures, Waterfalls, Partnership Agreements, etc.)
* Strong capability to analyze complex business and financial data and to develop inventive resolutions.
* Opportunistic, resourceful, value-adding, quick-witted, outgoing, self-starter, self-managed.
* Ability to travel up to 50-60% of the time.
* Must live in or be willing to relocate to the Los Angeles area or San Francisco Bay Area.

ADDITIONAL INFORMATION
* The expected base pay rate is$190,000-$240,000 ANNUAL SALARY + ANNUAL SHORT- AND LONG-TERM INCENTIVE OPPORTUNITY, WITH *ADDITIONAL SUBSTANTIAL VARIABLE INCENTIVE OPPORTUNITY BASED ON TRANSACTIONS.
