We are looking for an experienced, hands-on Real Estate Manager to join our Corporate Real Estate and Workplace (CREW) team and help us build the future of our autonomous vehicle fleet.
In this position, you will collaborate with our Commercial Operations and Construction teams to help lift operations off the ground in new markets - strategizing and negotiating leases for the successful roll-out of our fleet.
Day-to-day responsibilities include:
* Deliver a complete solution, from ideation to implementation, for real estate related to fleet and vehicle service operations.
* Liaise with Cruise's internal Commercial Operations team to translate complex business requirements into real estate solutions.
* Work with local brokerage firms and partners to conduct market research, local jurisdiction due diligence and site selection in multiple cities simultaneously.
* Negotiate leases from beginning to end including strategy development, financial analysis, business term negotiation and legal documentation.
* Serve as a member of the real estate team in streamlining processes and ensuring facilities become operational within deadlines.
* Develop and manage critical lease dates and benchmarks including lease expirations, options and rental statistics.
* Ensure leases are recorded internally for on-time and accurate rent payment.
* Prepare and present transaction summaries to the Senior Leadership Team regarding progress, financial implications and site readiness.
* Coordinate with the Construction and Facilities teams to ensure seamless hand-offs from acquisition through operation of sites.
You should apply for this role if you have the following qualifications:
* 5+ years experience of increasing responsibility in industrial or fleet real estate and a valid real estate license.
* Robust knowledge of industrial asset types including land, warehouse, manufacturing and parking garages.
* Results-driven with excellent project management
* Strong analytical skills with ability to provide clear recommendations and solutions
* A combination of expertise and creativity to address complex issues in a new industry.
* Ability to negotiate and creatively problem solve for mutually successful outcomes with business leaders.
* Excellent written and verbal skills and experience creating business cases for funding approvals.
* Experience in a variety of delivery methods (i.e. build to suits, TIs)
* Must be able to communicate concepts, procedures, and systems needed clearly to all levels of the organization.
* Ability to be agile, flexible, and adaptable to thrive in a fast-paced, dynamic, and matrixed team environment.
* Bachelor's degree or higher education in a real-estate focused discipline or equivalent years of experience.
* Ability to travel up to 20% of the time.
