Job description
Acquisitions Analyst
The primary job purpose of the Acquisitions Analyst will be to generate financial models using the Company's financial model template to assist in analyzing opportunities for the Company to acquire multi-family real estate assets.
The right candidate will also be able to understand the inputs and make recommendations on whether to pursue certain acquisition targets.
They will research markets, gather data, research rent and sales comps, and help manage the acquisition pipeline. Finally, the Acquisitions Analyst will gather, organize and review due diligence materials once a property is placed under contract.
In addition to assisting with acquisitions work, the Acquisitions Analyst will provide support as needed to asset management through data entry, spreadsheet creation and analysis of asset performance relative to proforma. They will also be tasked with determining the feasibility of refinancing and supplemental loans relative to future sales analysis, making supported recommendations while determining current market valuations.
*The Acquisitions Analyst must have advanced to expert level excel capabilities.
Primary Responsibilities:
· Build initial drafts of financial models as requested by the Founding Partners. In so doing, the Acquisitions Analyst will:
o Obtain rent rolls and enter them into RedIQ software.
o Analyze RedIQ rent roll results and, once rent roll is in final form, enter into the financial model.
o Enter T12 financial statement into financial model.
o Review T12 and categorize into proper categories.
o Project real estate tax liability.
o Research rent and sales comps, complete market research both on-line and through telephonic inquiries and save the results in the financial model.
· Analyze completed financial model relative to existing financials.
· Make supported recommendations for income growth and expense amounts.
· Make supported recommendations for offering price.
· Provide in-depth research on markets where we have a deal under contract.
· Collect, organize and review due diligence materials.
· Write and/or assist in writing investment memoranda to be distributed to investors.
· Provide research and analysis for quarterly investor reports.
· Undertake data entry, spreadsheet building and modifications to financial model as requested.
· Undertake new market research and create database of acquisitions targets as requested.
· Support budgeting and forecasting for owned assets relative to proforma.
· Performs other duties as assigned.

Tasks will change frequently, often on short notice, so the candidate must be able to prioritize, stay organized and determine which tasks require the most immediate attention.
Skills, Qualifications, Knowledge Requirements:
· Advanced Microsoft Excel Skills.

Experience/Education:
· BA/BS in Finance, Business or accounting or related field.
· Experience in financial analysis required (real estate financial analysis experience a plus).
· Proficient in Microsoft Office (Outlook, Word, Excel, and Power Point) with advanced Excel skills.
