Position Summary
Manage the Analysis and GIS function supporting company-wide development. Understand the systems, processes and tasks associated with ClearChoice's real estate lifecycle. Prepare site research submittals for use by the Real Estate and Executive Committees. Research and analyze future store growth and maintain the Real Estate databases. Gain deep understanding of demographic, competitor, and other related industry trends. Define trade areas; analyze the influences that affect the performance of our locations. Examine patient behavior including ownership of the patient data updating. Define and understand individual offices (or groups of offices) that do not perform to expectations.
Responsibilities
- Manage data gathering, identifying best in class resources and transformation into systems including ownership of patient spotting data, competitor data, demographic data, traffic counts, and more. Manage Sitewise, a cloud-based GIS platform.
- Provide strategic analysis concerning trade area creation, market share, overlaps and voids, business generation and cannibalization.
- Compile ad hoc analytics to answer both strategic and tactical questions critical to upstream real estate strategy development and downstream site identification and approval.
- Build site packs for real estate committees. Support preparation of Board of Directors presentations with contributions related to real estate pipeline, new market development, new market entry, and other relevant content.
- Collaborate with Finance & Marketing on scenario evaluations for proposed new locations.
- Based on analog analysis and assessment tools, provide anticipated performance forecasts for potential new store locations.
- Collaborate with Real Estate Development, Finance, Business and IT to identify team enablement opportunities for improved ROI and productivity through process improvement, implementation of systems and to extent possible, automation.
- Develop consistent workflows for real estate and related planning including de novo, re-location, re-development and other projects in order to allow for more informed decision making.
- 4+ years of experience in location strategy, spatial analytics, statistics, GIS, retail strategy, or related field. Analytical and problem-solving skills with knowledge of store site selection location strategies, sales forecasting and cannibalization.
- Retail industry experience and management experience.
- Understanding of the real estate lifecycle.
- Ability to initiate technical problem-solving processes, recommend solutions and facilitate closure.
- Bachelor's degree, MBA or Master's degree in Real Estate or Finance, or equivalent experience in related fields.
- Knowledge and skills in statistical and financial analysis and in developing compelling research reports.
- Medium proficiency in SQL and working knowledge of GIS data development.
- Possess exceptional organizational skills with the ability to handle multiple tasks/projects, while working independently.
- Position requires an individual with a passion for creating actionable performance insights that can drive real estate strategy refinements.
- Communicate effectively, both horizontally and vertically.
- Self-motivated with critical attention to detail and deadlines.
- Experience with a GIS technology & spatial analysis such as Sitewise & Alteryx.

$80,000- $100,000 base compensation DOE
In addition to your base compensation, depending on position, you may be eligible for a quarterly or annual bonus (potential bonuses are merit based).
