D&E DEPARTMENTThe Development & Engineering (D&E) team drives the technology, innovation and new development of data center infrastructure across Vantage's companywide portfolio. D&E evaluate new sites, drives cost and schedule in line with corporate goals and serve as subject matter experts across the entire project lifecycle from concept through commissioning. The team collaborates with Sales, Operations and management along the way. D&E also work hand in hand with the Construction team to come up with a vertically integrated design and ensures new and existing standards and designs are executed effectively. One thing that distinguishes Vantage is that our technical staff is given the responsibility and authority to directly drive tangible results. Our team can align long-term operational sustainability with value engineering and cost metrics to deliver products aligned with corporate goals unlike external resources. POSITION OVERVIEWVantage is looking for a validated leader to join the team as Senior Director, Site Selection and Development. In this role, you will provide overall leadership for data center expansion into new and existing North American markets through the following means: greenfield, brownfield, retrofit or expansion of existing facilities, and M&A opportunities. As a leader, you will be responsible for building/leading multiple teams of both internal and external resources to ensure all sites across expansion markets are in alignment with strategic and corporate objectives. You and your team will focus on the preliminary vetting of sites through to the planning and development stage, with an emphasis on creation of initial budgets, all required project approvals, preliminary design, and schedules to get each project to a shovel ready state. As a final step, you will transition the project to the construction team to implement. Constant communication with sales, marketing, engineering, and other internal subject matter experts is paramount to maintain and enhance Vantage's product offering.
ESSENTIAL JOB FUNCTIONS- Lead team in identification of available sites/projects for acquisition and/or development and handle site acquisition process, inclusive of zoning, city discussions, power utilities, etc.
- Build relationships in ecosystems related to planning, site development, local/national utilities and regulatory bodies to leverage them as sites become identified.
- Lead assessment of new greenfield and/or brownfield sites in strategic markets as well as evaluation of M&A assets from due diligence to site assessment and formalize package for Vantage Investment Committee approval
- Lead all aspects of shovel ready efforts after closing on assets for design, project approvals, definition of scope, and development of bridging documents for construction
- Partner with Corporate Development team to develop business cases and recommendations for markets and specific opportunities and lead creation of pro-forma budgets to be used at executive level as the project progresses from site selection through buildout
- Oversee and lead team efforts for planning and development in the following areas:
- Due diligence, site assessment, M&A facility audits
- Planning and coordination with major utilities
- Entitlements with regulatory agencies at all levels of government as required
- Create initial project schedules and early release logs
- Communication with adjacent property owners and neighborhood groups as required
- Master planning, permitting, design development and construction documents
- Partner with EUR counterpart to apply compliance and consistency to process for identification and analysis of land acquisitions in existing and new markets
- Manage team to produce reports and status updates of development projects (risks, schedule, quality and budget) across all development locations
- Independently supervise development phase of projects, including management of personnel
- Develop staffing plans to support site selection and development efforts
- Develop key handoff metrics and development approval gates
- Run scope, schedule, and budget decisions through handoff to construction
- Work with sales and marketing to provide technical support wherever needed
- Bachelor's degree in Construction Management or equivalent
- 8+ years of experience in a management role required, 12+ years preferred
- 10+ years of experience in planning and construction; 5+ within data center industry required
- In-depth knowledge of datacenter infrastructure and design is highly preferred; complex commercial development experience is required
- Occasional extended work hours required with ability and willingness to respond to emails after hours in the event of an emergency
- Strong quantitative skills to create budgets and establish project cost controls
- Ability to use independent judgement and decision-making to positively impact project schedule
- Proficiency in MS Office (particularly Excel, Word, Project, Power Point), Google Docs, and Blue Beam.
- Excellent presentation and communication skills to interface with executive management, internal stakeholders, external resources, and customers
- Travel to Vantage's new and existing markets as required to perform above duties

- Salary Range: $180,000 - $250,000 Base + Bonus + Equity
- This position is eligible for company benefits including but not limited to medical, dental, and vision coverage, life and AD&D, short and long term disability coverage, paid time off, employee assistance, participation in a 401k program that includes company match, and many other additional voluntary benefits.
- Compensation for the role will depend on a number of factors, including your qualifications, skills, competencies and experience and may fall outside of the range shown.
