Description:
The Maintenance Technician performs activities in operating and maintaining facilities and equipment as part of specific apartment community including individual unit maintenance. Identifies needs, responds to resident service requests, and perform additional duties as directed by Maintenance Supervisor and/or Community Manager.

Salary: $17-$19 per hour
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Adhere to MAIKER established policies and procedures while performing all duties.
Maintenance
- Performs maintenance assigned work orders.
- Performs preventative maintenance assigned work orders.
- Maintains accurate records regarding materials used and inventory replacement needs
- Performs work in a timely manner resulting in quality work and sound service performance.
- Performs electrical, plumbing, and general carpentry work. Has the ability to recognize the need for assistance when presented with work that exceeds their skill level.
- Maintains and control parts and supplies inventory in an orderly fashion.
- Supervises vendors as requested.
- Assists in snow shoveling, plowing, de-icing and removal as warranted.
- Participates in scheduled after-hours on-call maintenance service.
- Assists with preparation for HUD, CHFA, and City inspections on property
Safety
- Follows Emergency Procedures Plan for the property.
- Participates in staff and safety meetings.
- Understand Chemical Safety Instructions and the Safety Data Sheets (SDS).
- Ensures that all chemicals received and in stock have instructions and MSDS sheets. Report any missing MSDS to the Maintenance Supervisor.
- Inspects premises for unsafe conditions and correct such conditions accordingly.
Member Engagement
- Interacts with residents and coworkers in a courteous and professional manner.
Qualifications:

Education/Experience
- High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.
- On-site multifamily maintenance experience preferred
- Working knowledge of MS Office, including Word, Excel, and Outlook
- Working knowledge of Order Processing Systems and Yardi Property Management software
Qualities and Characteristics
- HVAC certification, designations from the AAMD or other Certifications are desirable.
- Valid driver's license and auto insurance
- Excellent organizing & planning; ability to manage multiple projects, meets deadlines

Physical Requirements/Working Conditions
- Ability to stand and walk on hard surfaces, and go up and down stairs
- Ability to use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl.
- Ability to talk and hear and occasionally sit, taste, or smell.
- Ability to lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds.
- Ability to reach to shoulder level and above
- Ability to bend at the hips and knees
- Specific vision abilities including close vision, distance vision, color vision, peripheral vision and depth perception.
- While performing the duties of this job, the employee is regularly exposed to fumes or airborne particles, toxic or caustic chemicals, risk of electric shock, and working near moving mechanical parts.
- While performing the duties of this job, the employee is regularly exposed outdoor weather conditions, and wet or humid conditions (non-weather).
- The employee is occasionally exposed work in high, precarious places and work with explosives.
- The noise level in the work environment is usually moderate
