The Senior Housing Developer will serve as the Senior Project Manager responsible for originating, coordinating, and implementing all aspects of the development of affordable housing projects including initial due diligence, securing financing, through construction, lease up, and project conversion for Maiker Development projects. This position is also involved in the evaluation, feasibility assessment and acquisition negotiations for potential projects and sites. Projects may include acquisition, rehabilitation, and new construction.

Compensation: $68,500 - $87,000 Annual Salary
Pre-Development Evaluation and Coordination
- Participate in the evaluation and feasibility of potential project sites and properties and negotiate acquisition agreements.
- Manage detailed due diligence review for potential property acquisitions and conduct preliminary feasibility analysis.
- Prepare financing applications and/or supporting documentation for conventional debt, Low Income Housing Tax Credits, HOME, and HUD programs, under direction of Director of Housing Development
- Other financing tasks will include working with Maiker Finance/Accounting to review and negotiate due diligence documents, financing agreements, loan commitments and other documents necessary to close on financing.
- Prepare and maintain detailed predevelopment budgets, project budgets, cash flow projections, and project schedules.
Project Management of New Properties/Projects
- Manage all aspects of originating, coordination and implementation of assigned Maiker Development projects
- Review and prepare, in collaboration with the Procurement Officer, requests for proposals (RFPs) and assist in selection of contractors for activities related to development projects.
- Identify and procure external members of the development team as well as negotiate resulting contracts with said consultants, contractors, engineers, architects, and other team members.
- Monitor progress and status of Housing Development pipeline:
- Prioritize project activities based on deadlines, resources, and critical path to completion.
- Provide on-going coordination between and support for architects, contractors, attorneys, lenders, investors, and other consultants and members of the project development team, identifying and elevating key issues as they arise.
- Anticipate and lead all tasks necessary to obtain various government approvals, including submission of planning and permit applications.
- Plan and co-facilitate (with Director of Housing Development) hearings and neighborhood meetings as a representative of Maiker.
- Review and approve progress payments for consultants and contractors ensuring completion of work and consistency with established budgets and contract terms.
- Review, evaluate and approve/deny change orders or add service requests from contractor or consultants in development process. Coordinate consultants' review of these requests
- Work with Maiker Property Management to ensure successful project handoff and transition to operations
- Manage project close-out, including archiving of important project documents.
- Perform various administrative tasks associated with development, including preparation of investment memos, loan draw requests, and Maiker check requests.
- Serve as external and internal contact when Director of Housing Development is unavailable

Education/Experience
- Bachelor's degree required, preferably in construction, business or related field.
- Five years' experience in real estate development and construction management
- Master's degree in business, construction or a related field preferred.
- Five or more years' project/construction management experience
- Extensive experience working with developers, city, state and federal regulations (including HUD), and housing related policies and requirements
- Excellent proficiency of technology, including Microsoft Office and Project tracking software
- Demonstrated success in commercial development sector preferred

- Regular computer use throughout the day, ability to sit for lengthy periods of time
