Job description
Strategic Management Partners-SMP has an opening coming available as a Regional Property Manager that will cover Southwest and Southeast Georgia and North East Florida. Areas will include Gainesville, FL. Jacksonville, FL., Brunswick, Ga., Savannah, Ga. Valdosta, Ga. and surrounding areas. The ideal candidate will have a minimum of five years Property Management experience in a upper management role.
The Regional Manager provides overall supervision of each community in their assigned portfolio and ensuring that the goals and objectives of the owner are met while considering and managing any budgetary and market limitations. The Regional Manager also provides a contact point for staff and owners and acts as liaison between site location and corporate office.
Overall Job Functions:
- Visits each property in person a minimum of once per month to perform regular community inspections.
- Provides weekly reports to track activity, rent collections, occupancy, marketing, closing percentages and lease expiration.
- Reviews monthly financial packages and writes monthly owner's reports based on owner's reporting preferences.
- Ensures that communities and employees are following company Best Practices.
- Ensures that fair housing laws and state and local landlord tenant laws are being enforced.
- Performs duties normally associated with a management position, such as hiring, training, evaluating, counseling all site employees.
- Supports and monitors employee personal development plan.
- Provides leadership and motivation to the field personnel.
- Assists property managers in the supervision, evaluating, hiring, promoting, counseling and termination of on-site personnel as needed.
- Reviews and approves payables above a certain threshold level for appropriateness and adherence to budget.
- Reviews and approves paperwork and reports from properties including payroll changes, overtime, bonuses, payables, and status reports.
- Ensures that any federal, state or local regulatory agency requirements are adhered to at the communities. Remains informed of legal matters affecting the communities.
- Prepares an annual budget for each community at owner's direction and within 30 days upon takeover of a new asset.
- Continuously monitors the implementation of budget and operating plans by field personnel.
- Reviews property invoices for accurate coding, descriptions and amounts.
- Ensures a smooth transition for newly acquired communities within his/her district during the acquisition process (i.e. new hire paperwork, training, etc.)
- Responds to complaints and resident concerns in a timely fashion.
- Implements, monitors and evaluates resident services, retention and lease management programs.
- Researches and selects competitive vendors as needed.
- Performs on-going market analysis of competitive product and is constantly aware of market changes and conditions which may affect the community performance.
- Reviews competitive surveys and recommends increases and/or specials when appropriate.
- Assists in the preparation of necessary marketing plans to ensure optimum leasing performance and goals for the asset.
- Represents the Company in a professional manner at all times.
- Consistently maintains a professional courteous attitude when dealing with residents, coworkers, vendors and the general public.
Job Requirements:
Knowledge/Experience: BA/BS degree preferred or a minimum of 5 years with multi-site property management experience. Must have excellent communication and organizational skills and have the ability to effectively manage employees, in addition to strong leadership, interpersonal and follow-up skills. Some financial analysis skills required. Computer literacy required. Travel required.
Licenses/Certifications: Prefer CPM designation or candidacy. A valid driver's license along with a good driving record and auto insurance are required.
