Summary of Responsibilities and Duties

This position will be responsible for overseeing property operations for TRG Management's BRAND NEW Affordable Lease-Up; ensuring positive tenant relations; managing a maintenance staff; and complying with allTRG reporting requirements.

Specifically, the Property Manager will:

  • Manage and maintain a brand new Affordable property consisting of 150 lease-up apartments.

  • Accomplish financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.

  • Maintain property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; contracting with vendor services.

  • Maintain building systems by contracting for maintenance services; supervising repairs.

  • Enforce occupancy policies and procedures by confronting violators.

  • Prepare reports by collecting, analyzing, and summarizing data and trends.

  • Update job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.

  • Accomplish organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.

  • Comply with all Tax Credit Requirements


Qualifications and Skills

  • A minimum of 3 years property management experience is required

  • Previous lease-up experience a plus.

  • Experience working with HUD, Section 8, Tax Credit (Section 42), Market rate and Bond subsidized housing programs.

  • CAM and HCCP certifications are a plus.

  • The ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate an appropriate course of action

  • Skills to effectively convey ideas, images, and goals to a diverse group of personalities

  • A positive attitude

  • Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications

  • Knowledge of OSHA laws and regulations
