Overview

POSITION SUMMARY:

The Property Preservation Department of Community Loan Servicing ("Community", "CLS") manages the inspections, registrations and preservation non-performing real-estate backed mortgages in accordance with state and local, regulatory and investor requirements. The Property Preservation Specialist II is responsible for timely and accurate processing of daily reports provided by Community's property preservation vendors, along with internal exception reports with a heavy focus on the FHA loan portfolio. The Property Preservation Specialist II supports the Team Lead and senior management in completing additional reviews of inspections, preservation work, etc. as needed to ensure compliance with state, local, regulatory and investor requirements. CLS outsources its property preservation work, property inspections and property registrations to external vendors and the Property Preservation Specialist II ensures communication between parties is effective, timely and productive. The Property Preservation Specialist II is the first point of escalation to review and handle matters including, but not limited to code violations, life safety, property demolitions, registration reviews, procuring property preservation bids and other high urgency matters. Essential DUTIES AND RESPONSIBILITIES:

Responsibilities include, but are not limited to, the following:

  • Completes timely and accurate processing of exception reports requiring more detailed reviews and exception-based problem solving. Example reports include, but are not limited toFHA property preservation timelines, inspection results, exception report, vacant bankruptcy loans, unsecured loans, etc.
  • Reviews inspection reports listed in Fair, Poor condition to expedite insurance claims, while addressing the physical issues as applicable.
  • Researches and responds to escalated preservation and inspection inquiries and requests;
  • Communicates with property preservation vendors to obtain necessary information required to complete research for inquiries and requests. Escalating to the Team Lead or higher, as necessary;
  • Responds to and submits PEGA work flow requests;
  • Escalates inquiries internally and externally as required;
  • Monitors the property registration program inclusive of ProChamps, vendors and invoicing to ensure compliance with requirements resolving with vendor or escalating to Team Lead or higher as needed;
  • Reviews exception based reports for newly boarded GSE portfolios;
  • Actively involved in the regular monitoring, processing and escalation of matters on FHA loans;
  • Assists in vendor management and oversight with a special focus on compliance with GSE requirements;
  • Completes miscellaneous administrative functions and tasks as assigned by department management;
  • Communicates with vendors, code enforcers, customer service and other internal and external parties as needed.
SKILLS/KNOWLEDGE/ABILITIES:
  • Basic working knowledge of Microsoft Outlook, Word, and Excel;
  • Basic knowledge of standard mortgage documents including origination, servicing, and modifications is preferred;
  • Strong verbal and written communication skills is a must;
  • Strong interpersonal and organizational skills;
  • Flexibility in work hours allowing for extended hours when volume requires extra effort;
  • Ability to interpret data and analyze problems; strong problem-solving skills.
  • Ability to work in a high paced and dynamic environment with strong multitasking skills preferred.

EDUCATION and EXPERIENCE:

  • High school diploma and equivalent work experience in the mortgage servicing industry or Bachelor's Degree preferred.
  • Knowledge of mortgage servicing processes, procedures, regulations and standards preferred.
  • Experience with MSP/LPS/BKFS Mortgage Servicing Platform is highly desirable.
