Description

The Retail Controller will serve as the primary accounting assigned commercial/retail properties. Responsible for the accuracy of the assigned general ledger accounts for each assigned asset, CAM reconciliations and timely financial reporting and analysis.


 RESPONSIBILTIES:

  • Prepare monthly financial statements and detail review/analysis of financial statements ensuring that they are properly stated for the month and all supporting schedules are valid.
  • Prepare and enter monthly journal entries, with appropriate descriptions and maintain supporting documentation.
  • Oversee the preparation of all CAM reconciliations.
  • Record all monthly and year-end accruals.
  • Analyze all balance sheet accounts and prepare detailed support schedules.
  • Responsible for the financial reporting of assigned assets financial results within assigned portfolio.
  • Analyze and maintain the general ledger to ensure the accuracy of coding and cost allocation.
  • Participate and assist in the annual budget preparation for assigned properties.
  • Responsible for review of full lease from lease abstraction at execution to annual CAM/Tax billings.
  • Calculate annual tenant OPEX reconciliation billings in accordance with lease terms.
  • Review system set up of recurring charges for all tenants to ensure all charges and rent steps are correct. Review lease abstracts for accuracy.
  • Assist Property Management in researching and resolving tenant issues related to OPEX calculations.
  • Ensure control accounts tie to the General Ledger.
  • Support internal departments such as, Property Management, Finance, Corporate, Treasury, Leasing, Development, Legal, etc.
  • Maintain OPEX Billing models to be used in reforecasting, budgeting, and final billings.
  • Prepare and maintain property data sheets.
  • Assist in post-closing proration adjustments and system set up for new entities.
  • Review monthly management fee expense calculation.
  • Record sales tax payments.
  • Review monthly rent roll billings and minimum rent variance schedules.
  • Prepare quarterly tenant OPEX billings, as applicable, in accordance with lease terms.
  • Provide support as needed to external auditors and internal/external tax advisors.
  • Answer questions and provide supporting documentation to external partners.
  • Assist on all special projects, as needed.

Desired Skills and Experience:

Education:

  • Bachelor's degree in Accounting required

Experience and Skills:

  • 5-7 years in a similar leadership/management level property accounting position
  • Current or Previous experience in commercial/retail real estate management company required.
  • Previous Public Accounting experience preferred.
  • Current or Previous experience with Yardi required.
  • Must possess the ability to handle multiple properties concurrently and be task and detailed orientated, with excellent organization and follow through skills.

Certifications:

  • CPA strongly preferred.
