Job description
The Property Development Technician will be responsible for a broad range of areas including, but not limited to the following:
- The ability to build & create a network of vendors who are readily available as needed.
- Highly detail oriented and organized with the ability to meet assigned deadlines.
- Completes daily, weekly, and monthly checks on building equipment to ensure safety for all building visitors.
- Inspects all equipment for proper functioning on a regular basis.
- Responsible for maintaining and stocking snacks, refreshments and supplies.
- Perform routine maintenance for miscellaneous equipment including fountain machines, coolers and arcade machines.
- Responsible for general safety and security of facility, furnishings and equipment with office management.
- Will relay all pertinent issues, needs, ideas and updates to Property Development Manager to ensure building is always maintained.
- Will complete daily maintenance requests and report any unfinished work to the Property Development Manager.
- Responsible for working with various tools, ladders, and maintenance equipment supplies as needed.
- Supports all facility maintenance inspection processes and forwards relevant feedback and information to the Property Development Manager.
- Will complete any renovation tasks including painting, furniture relocation or assembly and repairs.
- At minimum, must wear protective safety equipment, including closed-toed shoes, belted pants and any other personal protective equipment required for the tools and/or chemicals in use.
- May be requested to obtain maintenance supplies as needed from hardware or related stores.
- Will assist Events Team in the preparation, assembly and breakdown for all company events including special, seasonal and quarterly events.
- Be the point of contact for maintenance or building related vendors.
- Excellent communication and interpersonal skills with a relationship development focus.
- Ability to work cooperatively and collaboratively with all levels of employees, management, and external agencies to maximize performance, creativity, problem solving, and results.
- Use of Internet communication, research and application tools including but not limited to instant messenger (Slack), email, Microsoft Office and the Internet.
Other duties and responsibilities may be assigned.
WORK ENVIRONMENT
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.
PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to travel from floor to floor, climb stairs, and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly use hands to operate office machinery and regularly required to walk, talk, and hear.
Requirements
- 3+ years of real estate property management or related experience
- RPA and/or CPM certification encouraged
- Strong knowledge of finance and building operations
- Ability to analyze, prioritize, and delegate
- Ability to effectively manage a team of professionals, including both employees and vendors
- Previous experience in analyzing and negotiating commercial lease and/or contract language
- Advanced knowledge of Microsoft Office Suite
