JOB SUMMARY: This is an Appraiser II position is with the Florida Department of Revenue, Property Tax Oversight Program in Tampa, FL. This program provides oversight to the 67 elected property appraisers throughout the state of Florida. This is work appraising real property to determine its just market value for assessment purposes in accordance with prescribed guidelines and laws. Examples of work include: appraises real property, improved and vacant, to determine just or market value; inspects property, considering factors such as market value, location, and building or replacement costs, to determine just or market value; writes and submits real property appraisals for public record; considers such factors as depreciation, value comparison of similar property, and income potential, when computing final estimation of property value; inspects property for construction, condition, and functional design and takes property measurements; considers location and trends or impending changes that could influence future value of property; interviews persons familiar with property and immediate surroundings, such as contractors, homeowners, neighbors, and real estate agents to obtain pertinent information; prepares written reports, using data collected, and submits reports to corroborate value established; searches public records for transactions, such as sales, leases, and assessments; photographs interiors and exteriors of property to assist in estimating property value, to substantiate findings and to complete appraisal reports.

MINIMUM JOB REQUIREMENTS:

EDUCATION AND EXPERIENCE:

* Experience collecting and analyzing large quantities of sale, income and expense data.
* Experience in the application of multiple approaches to value and proper appraisal methodology.
* Experience with Microsoft Word and Excel to compile, interpret, analyze and display validation data.
* Experience working as a real estate appraiser or working in a County Property Appraiser's office.

PREFERENCES:

* Bachelor's degree.
* Certified Florida Evaluator (CFE) designation.
* Real Estate Appraiser Designation.
* State-Certified Appraiser (Residential or General).
