The Healthcare Construction Project Manager/Estimator is responsible to provide senior-level leadership to each project team and ensure accomplishment of overall project objectives. Prepare estimates from contract documents for new construction, additions, and renovation projects ranging from 10K to upwards of 30M. This position is responsible for training and development of assigned staff; defining overall objectives and strategies for success of each project; ensuring project controls and procedures are implemented and followed for each project. The Project Manager is client-facing and would be the direct contact between the highest ranking of ownership and onsite owner representatives. In addition, this position will participate in marketing efforts and group sales planning strategies for development of new business.
Essential Duties and Responsibilities:
- Oversee setup and administration of all business plans, estimate adjustments, cost control and reporting
- Establish profitability goals and strategies to achieve them; manage and control internal cost to ensure profitability
- Manage and administrate Owner contracts, ensure risks are properly identified and managed on a daily basis
- Maintains continuity among corporate, division, and local work teams by documenting and communicating actions, irregularities, and continuing estimating needs
- Chairs weekly/monthly job progress, pre-bid and OAC meetings, issues log design busts/discrepancies
- Assist with pre-qualification process for bidders, develop and solicit responses to RFP's/RFQ's, assist the owner in selecting the appropriate project delivery method
- Develop industry relationships and expand professional networks that have potential to generate future sales opportunities.
- Prepare and submit monthly status reports and cost projections, review for accuracy in coding and processing of invoices.
- Oversee the change management process; assist owners with development and implementation of design changes and project teams with analysis and recommendations regarding architect and contractor change order requests. Review all change orders before being sent to the owner and other relevant stakeholder
- Assist with pre-qualification process for bidders, develop and solicit responses to RFP's/RFQ's, assist the owner in selecting the appropriate project delivery method
- Evaluates the accuracy of estimates based on actual cost at the end of the project
- Makes bid recommendations to Leadership of Florida Operations based upon pricing and other necessary information which is gathered and analyzed
- Calculates cost changes, additions, and site requirements
- Obtains bids from vendors and subcontractors by specified materials; identifying qualified subcontractors; negotiating price
- Evaluates the accuracy of estimates based on actual cost at the end of the project
- May perform other duties and responsibilities as assigned by Management
Requirements:
- Bachelor's Degree in Building Science, Construction Management, Civil Engineering or related field preferred. A high school diploma or GED is required
- 5+ years of extensive Project management experience in complex facility construction and on-site experience in management of new construction and renovation of existing assets.
- Advanced knowledge of principles and practices of budgeting, accounting and procurement in order to manage construction projects
- 3+ years of Healthcare Construction experience preferred
- AHCA experience is highly desired
Supervisory Responsibilities: This position has indirect supervisory to potentially include Site Management, Superintendents, Foremen, Project Engineers, and Project Assistants.
Language Skills: This position requires the ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to write speeches and articles for publication that conform to prescribed style and format. Ability to effectively present information to top management, public groups, and/or boards of directors.
Mathematical Skills: This position requires the ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
Reasoning Ability: This position requires the ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
Certifications: OSHA-30, Healthcare/Infectious Control Training (ICRA) and Certifications as needed. Preferred Certifications: Encouraged Certifications: ASHE, LEED Accredited Professional Training
License: This position requires a valid driver's license and the ability to drive from job site to job site.

Physical Demands: This position rarely requires, climbing or balancing, stooping, kneeling, crouching or crawling. This position sometimes requires sitting, standing and walking. This position frequently requires the use of hands to finger to handle or feel, reaching with hands and arms and talking/hearing. This position frequently requires lifting up to 10 pounds and rarely requires the lifting up to 25 pounds. Close vision, distance vision, peripheral vision, depth perception and the ability to adjust focus with eyes are all important components of this job.
Work Environment: This position rarely requires exposure to fumes or airborne particles, toxic or caustic chemicals, risk of electrical shock, working with explosives, risk of radiation or vibration. This position sometimes requires working near moving mechanical parts work in high, precarious places when on the jobsite and working in outdoor weather conditions. The noise level is considered moderate when in the office (business office with computers and printers) to loud when on the jobsite. Travel: This position may require some travel.
