Job description

Osso is a high-growth start-up commercial real estate private equity firm focused on multifamily property investing led by Olivia John (who previously led multifamily investing at Blackstone - the largest private equity firm in the world). Osso combines old-school real estate investing with new-school data analytics and automation. The current portfolio consists of over 5,000 apartment units across the nation with plans for rapid growth. The Associate is a key member of the Asset Management team. The position's primary responsibility is to provide analytical and business intelligence support to Osso's Asset Managers. As an Associate, an individual will gain the skills and knowledge required to perform as an Asset Manager.


Analytical Responsibilities

  • Gather and collate information from multiple sources and departments to assist Asset Managers in maximizing asset performance in real-time.
  • Develop and generate internal reporting used to evaluate performance, value-add projects, new ancillary programs, sustainability savings, major capital investments, and other specialized projects, as needed.
  • Lead asset-level budget process with third-party managers by establishing and communicating timelines and revenue and expense expectations. Maintain internal budget model.
  • Mine performance metrics for opportunities.
  • Perform other ad hoc analyses as needed.


Strategic Responsibilities

  • Assist with the preparation of asset-level business plans by compiling Asset Manager comments, market data, charts and graphs, and analysis into business plan template.
  • Work with internal and external teams to implement selected process improvements that increase revenue, reduce operating expenses, promote efficiencies, and promote the overall performance of the portfolio.
  • Participate and/or lead evaluation of rent structures and leasing strategies with third-party managers.
  • Participate in the development of Osso's business intelligence system utilized to evaluate and manage key performance metrics.
  • Tour properties and contribute asset- and market-level insights to enhance new investment underwritings and investment committee memos


Requirements and Preferences

  • Bachelor's degree in Business, Finance, or Real Estate
  • 2+ years of analysis experience. Preferred experience may include asset management, operations, acquisitions, and due diligence.
  • Microsoft Office skills (Power Point, Word). Smartsheet knowledge a bonus.
