Summary: The Director of Asset Management will have direct business plan oversight for all properties in the Midwest US Region (Chicago and Wisconsin) and other potential locations. The Director is an integral part of Heartland Housing Leadership team and assumes significant responsibility to build an Asset Management function within Heartland Housing. This individual will have supervisory experience and be able to lead a team of up to three Asset Managers.
Essential Duties and Responsibilities:
1. Acting as a liaison between real estate development, construction management, and property management to ensure all three are working in concert to carry out the stated business plan.
2. Monitoring each property's business plan progress (operating and construction) and proactively identify and address points of concern, areas of opportunity, staffing, marketing, quality of work, and key timelines.
3. Identifying new opportunities to increase property value and address any operational or capital issues early.
4. Collaborating with the Executive Director regarding equity syndicators, lending partners, and the disposition team to establish target performance metrics for liquidity events (sales, refinances, performance hurdles, and supplemental loans).
5. Collaborating with Property and Construction Management in the tracking and achievement of property- level performance, budget goals, and construction.
6. Reviewing and approving annual budgets for each property in portfolio assets and working to hold the third party property management firm accountable to established performance metrics.
7. Various financial modeling analyses including Hold vs. Sell analyses and making recommendations to the Executive Director.
8. Be an active participate in monthly asset reviews with property management vendor which include reviews of financials, occupancy, and renovation progress.
9. Assisting in writing quarterly Investor updates.
10. Performing property tours for lenders and investors as needed.
11. Assisting in due diligence for new acquisitions, supplemental loans, refinances, and sales for portfolio assets.
12. Assisting in coordination of post-acquisition/ development activities and integration of assets into the
firm's portfolio.
13. Acting as "eyes and ears" of the executive team and performing monthly visits and providing regular progress updates on all properties within your portfolio to:
a. Evaluate building presentation
b. Evaluate property management staff and making suggestions for staffing changes when appropriate
c. Evaluate construction progress and identify discrepancies between planned and actual renovation timing, scope, specifications, and design
d. Evaluate rent levels and review market comparable
e. Evaluate submarkets for changing operating climate (positive or negative)
f. Track market fundamentals (new construction, absorption) and develop projections for future vacancy
14. Supervises a team of Asset Managers and other roles as assigned. Supervision includes performance management, hiring, discipline, and termination decisions in collaboration with Human Resources and the Executive Director, compensation recommendations, and other key activities to ensure the assigned direct reports are functioning successfully.
15. Other duties as assigned will occur and are duties that relate to the work we do for our mission to be successful.

• Education and/or Experience: Bachelor's Degree required, preferred in Real Estate, Finance, Economics, or Business.
• Preferred/Required Experience: 10+ years' experience in leadership in an asset management department, property management, acquisitions and/or valuation that includes at least five years supervising a team.
• Computer Skills: Proficiency in Excel, Microsoft Word, Power Point, and Yardi.
