WHY THIS ROLE IS VALUABLE
The role of a Senior AVP, Valuations & Portfolio Reporting function is responsible for managing valuations and portfolio reporting, including portfolio analytics and property-level performance. This role is the liaison with Blackstones asset management, portfolio management, and finance teams as well as portfolio companies in order to support the monthly and/or quarterly valuation processes. Furthermore, this role works with external third parties to coordinate appraisals or facilitate valuation reviews. The role requires oversight of a particular asset class or function within the department and will have analysts, associates, and managers directly reporting. The position will work directly with the head of the department to continue to build out best practices and valuation and portfolio reporting support.
Responsibilities: How You Add Value
  • Support the monthly BREIT, quarterly BREP, and BPP internal valuation support cycles together with Blackstone and the portfolio companies
  • Review robust excel cash flow models populated by source data
  • Oversee the analysis of market conditions from sales comparable and other sources to drive assumptions and assess the value of the assets
  • Effectively obtain property-level information from various source systems or portfolio companies in order to routinely update cash flow models with actual leasing or changes in market leasing assumptions, other income, operating expenses, or capital expenditures
  • Review and provide a critical analysis of changes at the property- or investment level in order to report on the cash-flow and valuation changes
  • Support the entire valuation reporting process with Blackstone stakeholders and oversee revisions to valuation models based on feedback
  • Support the third-party appraisal, positive assurance, and audit processes by providing data and responding to questions as they relate to valuations
  • Prepare presentations and property-level or investment-level analytics for Blackstone or portfolio companies
  • Assist in ad hoc requests or special projects at the request of the department or at the request of Blackstone or portfolio companies
  • Directly supervise analysts, associates, or managers working on asset-type verticals or portfolio reporting
Qualifications: WHAT YOU BRING TO THE ROLE
Required:
  • Bachelors Degree with a major in Finance, Accounting, or closely related field
  • Minimum 12 years of experience in real estate-related fields such as valuations, financial analysis, accounting, etc.
  • Real estate knowledge, including broad market fundamentals and financial cash flow modeling
  • Drive and desire to learn new technologies and grow technical and functional skill sets
  • Strong MS Office skills, particularly Microsoft Excel
  • Excellent communication, problem-solving, and interpersonal skills necessary
  • Ability to multi-task and manage shifting priorities in a fast-paced environment
  • Strong attention to detail and ability to work both independently and in a team environment
Preferred:
  • Argus Enterprise experience
  • Appraisal licensing, MAI, CFA, or CPA
  • Experience with US GAAP and real estate accounting and/or management systems
