JOB SUMMARY:

Kite Realty Group is looking for an organized and detail-focused Senior Property Manager. The Senior Property Manager will be responsible for the management of a portfolio of regional, mixed-use properties. Oversees a small local property management team and is responsible for the property/portfolio budget. Provides advice and direction to property management staff in the region and develops solutions between owners and tenants.

DUTIES AND RESPONSIBILITIES:

  • Have ownership of each property's ability to meet or exceed property branding standard, appearance, cleanliness, sight lines, signage, etc.
  • Prepare annual operating and capital expenditure budgets for each asset
  • Understand the sequence of shopping center development/construction and coordinate closely with the tenant coordination team.
  • Tenant possession dates, tenant construction coordination and rent commencement date letter review.
  • Drive full process with tenant move-outs
  • Primary risk manager at the property level, interfacing with legal and insurance carriers.
  • Accompany the Property Manager and/or Facilities Manager on periodic on-site inspections, including tenant interviews.
  • Protect and ensure the shareholder's interest, work with local municipalities to ensure life safety issues addressed and ensure the physical integrity of the structures and property
  • Landscaping, Security, Snow Removal, as well as others, are of paramount importance and must be a priority
  • Work with third-party leasing agents, in-house leasing representatives and lease administrators to inform any upcoming vacant units or potential vacant units.
  • Oversee the preparation of vendor selection and contracts for approval by Upper Management
  • Coordinate and interface with all departments at the corporate office.
  • A full understanding and the ability to interpret commercial leases, OEA's and REA's.


POSITION REQUIREMENTS:

  • Bachelor's degree (B.A./B.S.) from a four-year college or university or equivalent combination of education and experience.
  • Minimum of 5 - 7 years of experience in Commercial Property Management with a focus on multisite lifestyle, community centers and grocery anchored centers
  • A minimum of 3 - 5 years supervisory experience is required
  • Ability to interact with all levels of the organization professionally and confidently as well as with tenants and customers of the property.
  • Understand core finance and accounting fundamentals related to property management.
  • Must be knowledgeable in leasing, marketing, construction and all facets of property operation and building management
  • Proficient in all MS Office applications; MRI applications and other general office applications
  • Ability to travel up to 25%
