Our Leasing Manager is responsible for providing excellent customer service while maintaining and achieving occupancy goals of the community. The ideal candidate will provide exceptional leadership to their team. The Leasing Manager is responsible for assisting and overseeing advertising and marketing plans to promote occupancy goals. Responsibilities may include but are not limited to the following:

ESSENTIAL JOB FUNCTIONS

* Collaborate with Property Manager in recruiting, training and evaluating of leasing team.
* Ensure all new leasing agents are appropriately on-boarded and trained for their positions. Personally know, teach and hold team accountable to the companys goals and standards.
* Create a positive work environment and develop a high-performing leasing team.
* Effectively evaluate direct reports and make hiring/promotion/termination recommendations accordingly.
* Lead team in providing great customer service to residents with attention to move-in experience, friendliness of the staff and properly addressing resident concerns.
* Ensure that model apartment units are ready and available for show/tour daily.
* Generate and follow-up on sales leads, conduct tours of the property/specific units and obtain prospect information.
* Participate in inside/outside sales activities (open houses, promotions, etc.) to generate leads
* Achieve monthly targeted goal percentages for qualified new leases following established terms and procedures; must reach a closing ratio of at least 30%
* Complete required leasing contracts and collect first rent payment
* Develop and maintain an on-going resident retention program and play an active role in the renewal process; meet renewal quotas
* Maintain updated knowledge on current market conditions, rental rates, sizes, locations, floor plans and all amenities of the property and the ability to train others

QUALIFICATIONS

* Associates Degree in business, sales, marketing or real estate is preferred
* 2-4 years of experience as a leasing consultant or similar job function in the property management or real estate industry
* 1+ years of managerial experience

SPECIAL SKILLS REQUIRED

* Proficient with Microsoft Office (Outlook, Word and Excel) and ability to learn various other software.
* Knowledge of Yardi Voyager or other property management software highly desirable
* Ability to read and interpret documents such as lease agreements, safety rules and other related documents
* Mathematical proficiency to calculate discounts, interest, commissions, percentages, etc.
* Understanding of Fair Housing laws and regulations
* Outstanding sales presentation skills, both face-to-face and via telephone
* Strong organizational and time management skills with a high attention to detail
* Outstanding interpersonal and communication skills
* Demonstrate independent, mature judgment
* Ability to effectively manage moderate to high levels of stress.
* Ability to work a flexible schedule that includes evenings, weekends, and some holidays with the ability to work extended hours if needed
