Job description

Property Manager

  • Preferred prior general knowledge of maintenance, property management, or similar fields
  • Must possess time management skills and the ability to prioritize
  • Help promote and maintain a professional and friendly office environment
  • Represents the Company in a professional manner at all times. Consistently maintains a professional courteous attitude when dealing with residents, coworkers, vendors and the general public
  • Possess strong customer service skills such as follow up within the timeframe required by company standards, as well as returning calls and emails promptly and professionally
  • Possess organizational skills in planning and coordinating a variety of projects simultaneously
  • Possess skills with self-management, time-management, and tenant interaction
  • Ability to operate and understand personal computer functions and company utilized software
  • Ability to work independently with minimal supervision as well as work efficiently in a team environment
  • Ensure all landlord/tenant statutes, fair housing laws, and safety codes are followed
  • Work with Senior Property Managers and Property Services to resolve customer service issues
  • Monitor maintenance request turnaround and ensure the responsiveness of the maintenance staff
  • Communicate needs, ideas, and problems effectively with your team and supervisor so properties run as efficiently as possible
  • Communicate with tenants in regards to maintenance, inspections, lease violations, tenant issues, and any additional needs
  • Travel to multiple properties to conduct interior and exterior inspections for any damage or maintenance concerns
  • Monitor maintenance request turnaround and ensure the responsiveness of the maintenance staff
  • Apply damage charges or verify damage charges are applied to residential accounts
  • Maintain knowledge about properties
  • Follow up on Tenants with Past Due Rent Balances. Follow Delinquency procedures
  • Follow up with tenants or past tenant on damage charges due by phone, email, and alternative communication methods
  • Review and approve all tenant repair invoices
  • Work with Collection agency for Tenant unpaid balances
  • Work with attorney for Eviction process
  • Represent Property in court for Eviction processes
  • Complete Pet Audit and Inspections
  • Complete Move in and Move Out Inspections
  • Prepare final tenant statements
  • Provide follow up and progress reports for Maintenance and Turnover
  • Provide support to Senior Property Manager

Job Type: Full-time

Pay: From $16.00 per hour

Supplemental Pay:

  • Muncie, IN 47303: Reliably commute or planning to relocate before starting work (Preferred)

Education:

  • High school or equivalent (Required)

Experience:

  • Customer service: 1 year (Required)
  • Conflict resolution: 1 year (Preferred)

License/Certification:

  • Driver's License (Required)
