Assistant Controller - Boston, MA

Essential Duties and Responsibilities: Provide management with timely, accurate and reliable information regarding the properties and profit centers for which the accountant is responsible, including preparation of quarterly financial statements for CalPERS portfolios and certain holding companies, recording significant transactions in the general ledger (Acquisitions, Dispositions and Loan Transactions), and review of annual audited financial statements. Other duties may be assigned.

Oversight of the financial information prepared by the property accounting team for certain CalPERS portfolios. This includes monthly review of by property financial packet reports as generated by the system. Provide feedback when necessary.

Prepare quarterly reporting package for certain CalPERS Fund which includes a consolidation of the property level financial statements and the fund level company into a consolidated financial statement with the

appropriate eliminations. This requires gaining and demonstrating an understanding of fund structures, ownership, and flows of funds within those structures.

Review of joint venture agreements to gain an understanding of ownership. Preparation of entries to record joint venture ownership. Update the joint venture waterfall model quarterly to determine effective ownership of joint venture properties and consolidation memo to ensure proper accounting.

Prepare all cash contributions and distributions for certain CalPERS Portfolio's.

Prepare in the preparation of quarterly performance calculations including time weighted returns, internal rate of returns and investment multiples. Assist with the gathering of performance information as requested by limited partners and clients.

Work with acquisitions, capital markets and asset management departments on upcoming property closings and debt financings, including review of closing statements. Preparation of acquisition, disposition, and financing entries in the general ledger. Prepare /review the pro-rations in the acquisition /disposition process.

Preparation of wire requests and coordinate with Treasury personnel to ensure funds transfer.

Review fund level loan compliance prepared by senior accountant.

Prepare annual cash plan in order to project contributions and distributions for the CalPERS portfolios. Update plan on monthly basis to maintain the annual cash yield calculation for Portfolio Management.

Review of asset management fee calculation prepared by senior fund accountant. Ensure calculation is in accordance with fund agreements and/or asset management agreements.

Primary contact with CalPERS for the incentive fee audit process.

Prepare draft financial statements and footnotes for year-end audits of the CalPERS portfolios within Workiva. Act as primary contact with external auditors for timely delivery of prepared-by client (PBC) and

follow up requests.

Understanding the impact of NCREIF quarterly results on the incentive fee calculations. Respond to any

special project requests as needed.

Qualifications, Skills, and Experience: Bachelor's degree (B. A.) from four-year college or university; five to eight years related experience and/or training; or equivalent combination of education and experience. Experience with related accounting systems (Yardi, Yardi Investment Manager, and/or PayScan) are preferred, but not a requirement.
