Job Description
The Associate/Senior Associate of Real Estate Portfolio Management will be responsible for supporting the Portfolio Manager for one of the Company's institutional, third party vehicles.
Responsibilities:
- Assist Portfolio Manager with a variety of critical initiatives to enhance portfolio performance.
- Work with Asset Management team to review annual business plans, significant lease proposals, and large capital projects. Compare quarterly property performance to budget and identify properties with material variances that may require additional oversight. Evaluate analyses on individual assets to support disposition or redevelopment recommendations.
- Collaborate with Investments team to screen potential acquisition opportunities to ensure they meet the portfolio's goals and objectives, review underwriting assumptions and Argus models in advance of bids, and liaise on any issues uncovered during due diligence through closing.
- Collaborate with Real Estate Finance lead, and other teams as necessary, on key reporting deliverables, analyses, and data integrity. Provide oversight and advise Portfolio Manager as needed.
- Build and maintain financial and portfolio models in Excel.
- Support business development and marketing initiatives. Participate in investor and consultant meetings as needed.
- Monitor quarterly appraisal review process and advise Portfolio Manager of material changes to property values. Assist with quarterly data submission to outside benchmarking firm (MSCI & NCREIF).
- Develop a familiarity with existing Yardi accounting system. Engage with Asset Management, Accounting and IT to represent Portfolio Management on other technology improvements.
- Periodic travel required in U.S.
Knowledge/Skills/Competencies/Education:
- Bachelor's degree in business, finance, accounting or real estate.
- Minimum 4-7 years of experience in commercial real estate investment.
- Prefer candidates who have worked for an institutional, third party real estate manager in multiple fields, such as acquisitions, asset management, portfolio management and/or appraisal review.
- Detail oriented with strong analytical and communications skills.
- Outstanding writing ability.
- Proficient with ARGUS software; strong Excel modeling skills.
- Ability to multi-task and adapt to changing priorities.
- CFA designation (or progress towards), or graduate degree in finance/real estate preferred.
- Familiarity with Yardi accounting software is desirable.
