Minimum Qualifications
- 15 years of experience in multi-site commercial property management
- 5 years of experience as a leader of people and teams
- Proven success in budgeting, financial management, team development, performance management and leasing
- Real Estate Salesperson License - Michigan
- CPM, RPA designations or active candidacy for similar titles strongly preferred
- Ability to problem solve and make strategic decisions
- Ability to be creative, flexible, proactive and adaptable to new situations and assignments
- Demonstrated strong interpersonal skills
- Ability to present industry-related matter in front of an audience, as required, and speak on behalf of the organization
- Must be willing to travel from time to time as required
Job Summary
The Vice President (VP) of Commercial Property Management is an experienced and visionary leader, able to maximize the strength of the Property Management Team and implement an effective Property Management Business Plan which meets regulatory compliance and fiscal goals. The VP coordinates with the Vice President of Commercials to develop and guide team members and their best practices to foster the exceptional commercial management experience. They use a strong understanding of achieving tenant satisfaction and recognize intended and unintended consequences in decision-making across the portfolio. They foster strong relationships throughout the organization and within the property operations team, ensuring collaboration. They maximize the performance and value of the company's portfolio of real estate assets and are accountable for formulating and implementing a long-range real estate management strategy.
Responsibilities
- Oversee asset management for a best-in-class commercial portfolio
- Effectively implement investment strategies, focusing on maximizing and enhancing asset values
- Report regularly to leadership regarding property performance and market conditions
- Work with finance and accounting on asset budgets and financials
- Visit assets as required to ascertain and address any operating issues and oversee asset performance
- Support and assist commercial directors and property managers in the management of all properties within the assigned portfolio
- Build strong on-site management teams through constant coaching and motivation
- Achieve the highest possible Net Operating Income (NOI) through the implementation of effective cost control, revenue maximization and delinquency management plans
- Identify long-term property goals and objectives
- Be responsive to the owners' needs, goals and objectives
- Understand current trends in the real estate industry
- Work with the SVP of Property Management and commercial directors to correct unfavorable variances and improve NOI
- Monitor achievement of each property against financial objectives utilizing the Yardi reporting system that includes the review of monthly financial reports, bi-weekly inspections, and weekly operating reports
- Assist Acquisitions Team in the due diligence, acquisition, and integration of new properties
- Assist Property Managers with significant tenant challenges and opportunities
- Attend and actively participate in new property Development, Design and Construction meetings
- Develop and implement new and revised strategies and processes relevant to a portfolio to support policies and practices, and achieve NOI objectives
- Evaluate the operations of each asset to maximize financial performance, including evaluation of personnel and opportunities for efficiency
- Provide leadership, development and performance reviews to commercial Directors and teams at each property
- Conduct regularly scheduled one-on-one meetings with reporting team members
- Work with the leadership team to develop strategies for continued growth, improved operational efficiencies, tie threads, and reinforce a customer service culture and a collaborative work environment
