The Role
As part of the collective building maintenance team staffing a 24/7 critical operations facility, the Building Specialist will be responsible for monitoring mechanical systems and performing the installation, replacement, preventative maintenance, and corrective maintenance of equipment. Most of the work will include tasks on both simple and complex building systems related to lighting, locks, refrigeration, automation systems, water temperature, air flow and temperatures, plumbing, fire protection systems, electrical distribution (up to 480 volts), alarms, and standby power (UPS) systems. On occasion additional work may include tasks related to building structure, including but not limited to roofs, ceilings, walls, floors, and grounds.
The Main Responsibilities
- Responds to and corrects both simple and complex building-related mechanical emergencies.
- Uses analysis, knowledge of building systems and daily rounds inspections to prevent or minimize service outages.
- Completes all assigned and pre-scheduled corrective and preventative maintenance work orders by their deadlines utilizing solutions that weigh safety, cost, time management and limited down time.
- Utilizes computer system to log, in detail, all work completed, bids received and other pertinent information.
- Operates computer to monitor and make changes to energy management controls which monitor air conditioning, heating, and lighting systems.
- Performs testing and diagnosis of total system operations to determine satisfactory performance and maintenance requirements. Tests may include commissioning activities.
- May be required to review and analyze architectural, mechanical, and schematic drawings to determine work to be performed and/or evaluate work performed.
- Interacts with supervisor, coworkers, contractors, and suppliers to exchange information.
- As the facility is required to be staffed and monitored 24/7, candidates must have the ability to work possibly varying shifts to include mandatory overtime and holidays to guarantee coverage.
- Candidate must have the ability to work with little or no supervision during most shifts but may at times work with co-workers.
- Candidate may be exposed to noise, fumes, outdoor seasonal conditions, and mechanical cold/heat on a regular basis to perform normal job duties.
- The use of appropriate personal protective equipment (PPE) will be required at all times.
- Candidate may be required to lift/move up to 100 lbs using carts, pallet jacks or other moving equipment.
- Candidate may be required to work aloft in high spaces utilizing ladders or other lifts.
- Candidate will be required to work with a variety of hand and power tools, including precision measuring instruments and electronic testing devices.
- Candidate must have the ability to perceive the difference in wire color.
- Relevant experience as a hands-on building engineer, building systems mechanic or maintenance superintendent.
- Certification in Heating Ventilation and Air Conditioning (HVAC) or Refrigeration Services, plus relevant on-the-job training.
- A minimum of 3rd Grade Stationary Engineer certificate (City of Omaha) or the ability to obtain the certificate within 3-6 months of hire.
- A valid state driver's license and satisfactory driving record.
- Possession or willingness to obtain local, state, or federal regulated licenses, as appropriate.
- Appropriate certification to work with refrigerants/chlorofluorocarbons (CFCs).
- Possession of the Building Owners and Managers Institute (BOMI) Certification
- Possession of Refrigeration Service Engineers Society (RSES) Certification.
- Previous experience working variable shifts in a critical operations environment

This position is eligible for either short-term incentives or sales compensation. Director and VP positions also are eligible for long-term incentive.
