Job description

SUMMARY: Processes first mortgage loan applications and ensures compliance with all investor requirements, Federal and State regulations and Columbia's policies. Verifies and calculates financial information to determine applicant qualifications with respect to Bank risk and scalability to Secondary Market. Reviews eligibility of new mortgage applications received from Account Executives. Updates loan information in the Encompass Loan Origination System on a daily basis. Updates credit and appraisal documentation to comply with investors' aging requirements. Follows loan through to closing. Serve as a back- up for Mortgage Loan Disclosure Specialist.

Job Duties:

  • Processes residential first mortgage loan applications and ensures compliance with all investor requirements (FNMA, FHLMC, etc.) Adheres to Columbia's policies and all Federal and State regulations.
  • Verifies and calculates financial information to determine applicant eligibility with respect to Bank risk and scalability to Secondary Market. Investigates credit depository and all other financial data.
  • Requests information and follows up with all necessary paperwork within established time frames.
  • Reviews eligibility of residential first mortgage applications received from Account Executives.
  • Keeps Account Executives informed of status of loan applications in process and any problems that may occur with the application.
  • Reviews documentation and interacts with Account Executive and customers to process applications.
  • Ensures applications are processed within established time frames.
  • Enters and updates information into the Loan Origination System daily.
  • Ensures integrity of loan data entered into the Loan Origination System.
  • Ensures all documents are placed in the e-folder.
  • Manage and monitor pipeline of loans to ensure all loans are being processed and submitted to the underwriting queue within the turn times specified.
  • Assist with completing Initial Loan Estimates.
  • Ensures any necessary and critical changes which require re-disclosure have been completed and accurately noted and updated in the Loan Origination System for compliance purposes.
  • Maintains a current knowledge of all Federal and State regulations pertaining to residential first mortgage loans.
  • Keeps up to date with all investor requirements to ensure compliance with FHLMC and FNMA.
  • Prepares commitment letters and closing instructions for customers and attorney.
  • Reviews and monitors expiration of file documentation.
  • Updates documentation and files as needed.
  • Updates documentation to comply with investors' aging requirements.
  • Serves as a back- up for Mortgage Loan Disclosure Specialist in preparing initial Loan Estimate disclosures, credit reports and other related clerical work.

Requirements:

  • Bachelor's degree required;
  • Understanding of Federal and State regulations pertaining to residential first mortgage loans;
  • Encompass LOS experience preferred;
  • Detailed knowledge of valid documentation related to processing consumer mortgage applications (e.g., tax returns, financial statements and records, verification of income and deposits, etc.);
  • Ability to build strong relationships with loan officers, production, underwriting, closing and other internal and external partners;
  • Strong problem solving, analytical and organizational skills;
  • Excellent knowledge and proficiency in Word, Excel, Power point and Outlook;
  • Excellent attention to details, accuracy and quality;
  • Must be able to effectively prioritize tasks and meet deadlines;

  • Ability to handle sensitive and confidential information in a professional and discrete manner;
