Job Summary:

Reporting to the Head of Real Estate, the Director will be responsible for managing assigned landlord relationships and portfolio negotiations. The Director will negotiate, manage, and present for approval, real estate deals consistent with our strategy for existing and new stores. The Director will work cross-functionally with Finance, Legal and Store Operations.

Responsibilities:

Key Accountabilities:

* Responsible for deal making activity, including renewals, option renegotiations, lease extension, lease terminations, relocations, downsizes, and remodels.
* Manage critical dates to ensure timely committee approval and document execution for all deals.
* Evaluate market data, competitor and co-tenant sales, and demographics in support of deal making activity.
* Contribute to the annual fleet review and update of the 5-year real estate strategy.
* Prepare and present recommendations to the Real Estate Committee (comprised of Senior Leadership) for approval of new store locations and lease events.
* Interface with Finance, Store Operations, Construction, Legal and Facilities in support of site selection, deal negotiations, lease execution and capital projects.
* Complete special project assignments affecting the company's real estate portfolio and department processes and procedures
* Networks with industry professionals, landlords and other specialty and mall retailers. Is accountable for staying informed of business and industry trends to maximize portfolio and deal quality
* Participate in International Council of Shopping Centers and other Real Estate seminars or forums that are geared towards Retail Real Estate

Education and Experience:

* Bachelor's degree
* 10+ years retail, shopping center or mall real estate deal making experience
* 5+ years of mall deal making is a plus

Skills and Behaviors:

* Excellent presentation, organizational, analytical, written and communicative skills.
* Proficient in Microsoft Excel, Word and PowerPoint
