Ashcroft Capital is seeking a full-time analyst to assist with the asset management of their multifamily portfolio of assets, currently located in Texas, Florida and Georgia. Though this will be the core function of the analyst, the candidate will be involved in many other aspects of the firm.


Ashcroft Capital is a multifamily investment firm focusing on the value-add space in stabilized multifamily assets. The firm currently controls 9,500 units, valued at $1.4B, which are managed by an affiliated management company, Birchstone Residential. The analyst position is a role focused within multifamily asset management. This position will report to the Director of Asset Management. The analyst's primary responsibilities are to analyze and provide support on a variety of asset management items. The analyst will play a fundamental role on the asset management team in a high-volume, fast-paced, and team-driven environment. This position will help to evaluate investment opportunities, analyze portfolio performance and drive value throughout the life cycle of each investment.


Job Description:

  • Perform financial analyses on the portfolio operations, including creation of cash flow, hold/sell and distribution models.
  • Update quarterly models for all multifamily portfolios. This includes inputting actual performance, cash position and updating future projections.
  • Due Diligence: liaise with brokers to provide information pertinent to the sale of properties and work with the acquisitions team to analyze any future acquisition markets and financials.
  • Monitor and track key performance metrics across assets on a weekly and monthly basis.
  • Attend regular calls with operating partners.
  • Review and analyze monthly financial packages, highlighting issues.
  • Track portfolio performance utilizing this as a benchmark for potential acquisitions.
  • Analyze rent comparables for current portfolio and potential acquisitions.
  • Track capital expenditures and unit renovation programs.
  • Monitor renovation premiums and achievement of acquisition business plan.
  • Assist in investor and asset management reporting.
  • Interact with senior investment professionals; collaborate with the acquisition, asset management team and outside partners.
  • Market Research: Conduct periodic comparable property/land sale studies and market rent surveys.
  • Assist team members in preparing and writing presentation materials, term sheets and other documents associated with the firm's ownership activities.
  • Assist with the overall direction of property operations, rental pricing and capital investment.
  • Various fund management and administration activities including coordinating roll-up of property financials to portfolio level via asset management system.
  • Cash management - prepare analyses to support capital calls and distributions.
  • Site visits, as required.

  • Job Requirements:

    • Bachelor's degree with major in Finance, Economics or Business Administration preferred
    • Candidates must have excellent analytical skills and be highly proficient in Excel modeling
    • 1-2 years of experience in real estate investment or finance with real estate exposure
    • Must have excellent research, analytical, organization and writing skills
    • Must be self-motivated, a critical thinker, enthusiastic, inquisitive and detail-oriented
    • Ability to work in a team environment
    • Strong attention to detail
    • Advance proficiency in Excel
