Job description

Seagis Properties is a leading industrial owner, manager and developer focused on the Eastern portion of the US. We are currently seeking an Assistant Property Manager to join our team. This candidate will assist in the management of our portfolio of properties near JFK Airport and in the Boroughs of NYC.

Responsibilities

  • Ensure properties are maintained and in optimal operational condition.
  • Work with the maintenance team to ensure systems are properly maintained and tenant's needs are addressed in a timely manner.
  • Manage property related vendor service contracts and building staff (landscaping, janitorial, site management).
  • Partner with the property management team to maximize the value of the assigned properties by finding methods to reduce costs and increase efficiencies of building systems and services.
  • Act as primary point of contact for tenants from lease execution to lease expiration.
  • Develop and manage the annual budgets for assigned properties and ensure properties operate within budget.
  • Review monthly operating reports and explain budget variances.
  • Manage accounts receivable; review delinquencies and help direct course of action for collection.
  • Assist leasing and development with lease negotiations, property expense analysis and operational implications.
  • Monitor and maintain vacant spaces and/or complete make ready & tenant improvement work.
  • Administrative work as it pertains to bid contracts, tenant services, etc.


Qualifications

  • Two (2) years of commercial/industrial property management experience.
  • Four-year college degree or equivalent real estate experience.
  • Industry association designation preferred.
  • Excellent written and verbal communications skills.
  • Strong financial/accounting skills and an understanding of a GL based payables system.
  • Strong lease administration knowledge/experience inclusive of commercial leases.
  • Demonstrated knowledge of mechanical and building systems.
  • Proficiency in MS Office, Yardi experience a plus.
  • Strong analytical and effective problem-solving skills in a fast-paced environment.
  • Ability to work independently, collaborate as a team and effectively manage multiple tasks.
