Job description

The Regional Property Manager (RPM) will be responsible for managing the overall operations of an assigned portfolio of properties maximizing the performance and value of the clients asset, pursuant to the owners goals and best practices. The RPM is accountable for the day to day operations of the assigned portfolio and for implementing the short and long term strategic objectives of the owner and for making recommendations for improving performance. The ability to be proactive, strategic, flexible and adaptable to unforeseen situations are important attributes for success in this position. Additionally, an RPM must have strong interpersonal and management skills in training, mentoring and managing the RPM's support team and must be adept at working efficiently across all internal departments such as Leasing and Accounting, A high level of organizational, customer service and multi-tasking skills and an ability to properly prioritize workload round out some of the skills needed to achieve success in this position. The RPM will be the primary contact for all client interaction and will at their own discretion handle or provide support to staff on tenant relations matters. Ultimately the RPM is responsible for successfully achieving clients and Crescendo's operational objectives.


Responsibilities and Duties: Responsibilities and duties listed below are for all properties within Crescendo's managed portfolio.


  • Oversee, following Crescendo procedures, the daily operations on matters that include but are not limited to the maintenance and repair of the physical plant, a/r and a/p, vendor, tenant and client relations, CapEx recommendations/TI projects and implementation of both, oversight of all contracted services including utilities and tenant build outs and supervision of sub-agents for assigned properties
  • Proactively identify operational improvements and processes and make recommendations to ownership
  • Maintain vacancies in "ready to show" condition including monthly reports
  • Communicate important matters in a timely manner to VP and upon request of ownership/client
  • Primary point of contact for client and non-routine tenant matters
  • Lead team in preparation of annual operating budget, CAM recs and CAM estimates processes as well as variance reporting
  • Prepare comprehensive asset report for ownership
  • AR - Collaboratively lead collection team efforts for assigned portfolio
  • AP - Approve all invoices and PO's following company procedures
  • Lease interpretation questions as it relates to basic landlord/tenant issues including GL coding for cam rec and tenant bill back purposes
  • Understanding of accounting terms and concepts will be required at times
  • Work collaboratively with accounting, transaction management and lease administration teams, as needed. RPM will be lead on certain projects and provide support on others, depending upon the defined task.
  • Work with ownership to implement their asset management goals
  • Negotiate and implement service and construction contracts
  • Provide excellent customer service
  • Respond to tenant requests in a timely and courteous manner
  • Monitor and/or approve work orders/purchase orders and assist, where needed, in follow ups to ensure satisfactory resolution of the issue
  • Oversee PM, FM and APM work product
  • Train and mentor staff
  • Work closely with VP on procedure and process development
