Job description

Position Summary:

* The Real Estate Manager plays a critical role in meeting Marco's goal of becoming the 4th largest Pizza chain and growing 200+ stores a year by proactively finding great, financially viable sites, to locate a Marco's Pizza store.
* The Real Estate Manager will report to the VP of Franchisee Relations and Market Planning. They will be responsible for establishing developer relationships and working with them to find A sites while they are in development. They will utilize this group of developers to find financially viable real estate sites that meet our site criteria and matching them with existing and/or new franchisees and bringing the site to lease execution.
* The Real Estate Manager will work closely with the Sales Team and the Operations team or Area Rep to ensure they understand the major players in the market, signed franchise agreements, ADA's and multi-unit franchisees approved for growth, so they can present available sites to the proper franchisee.
* Once a site is found, the Real Estate Manager will follow up regularly with brokers and franchisees to ensure they are moving as fast as possible through the real estate pipeline and will be accountable for the speed of the process and the success of the sites they qualify.
* The Real Estate Manager will present sites to and be a part of the site approval committee.
* The Real Estate Manager will manage their real estate pipeline using our project management software and will be responsible for keeping this information up to date daily.

Primary responsibilities of this position include:

* Establish relationships with developers nationwide and stay ahead of ground up sites in growth areas of interest.
* As needed, use our national broker(s) to vet and find local brokers or use local brokers with an established relationship with the area franchisee or the department, to find available sites.
* Utilize our tools to determine if sites fit within our existing stores and existing agreements for growth and if it lines up with our demographic/scoring criteria.
* Use site selection tools to qualify sites based on our ideal demographics, competitor data and site characteristics. Work with GIS team and the planning maps, including Synuma map to make sure the site fits within our existing locations and growth plans.
* Feed sites to AR's, Ops partners and/or franchisees or market developers based on areas they have committed to.
* Once a site is matched up with a franchisee, work with the broker/developer and franchisee to execute an LOI which includes the MFLLC Lease Rider and bring the site to lease execution.
* Visit markets with high growth potential, qualify sites and build relationships with franchisees, operations, and area Reps.
* Be a real estate subject matter expert and be available to franchisees, the operations team and area reps.

Key Experience/Preferred Education:

* Bachelor's degree in Business, Finance, Hospitality or Hotel/Restaurant Management or related discipline, or equivalent professional experience
* 1-3 years of commercial retail real estate experience and/or site selection, preferably in a franchise QSR organization and/or 2-5 years in the pizza segment with experience in site selection.
* Proven track record of high achievement and success in a highly competitive business segment
* Must be able to travel 50% of the time. Must have a valid driver's license with a record that meets our current standards for our delivery drivers and able to fly on commercial airlines.

Preferred:

* 2-5+ years' experience in Franchise Development or Operations with responsibility of developing new markets.
* GIS market planning experience with a high growth national chain and/or proficient in an equivalent market planning too
