Job Description
SUMMARY
Reporting to the Controller, the Asset Manager - Real Estate manages the real estate activity for the company by making recommendations on the potential financial viability of existing and new branch locations. This position specializes in oversight, analysis, and administration of store lease renewals and ensures the lease renewal pipeline meets company timelines for growth. The Asset Manager is additionally responsible for the filing of all business licensing, personal property taxes, and insurances certificates.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Real Estate
- Responsible for all aspects of administration and management of Hobart Service's real estate leases. Including:
- Tracking of all lease renewals and timely communication with regional and corporate leadership.
- Preparation and submission of all capital requests for renewals, relocations, and new branch locations and lease documents.
- Negotiations of lease terms for renewals and new branches.
- Complete estoppel certificates to ensure accuracy of the agreement.
- Promptly processing of all rent and operating expenses and detailed tracking of payment status
- Maintain deferred lease calculations
- Filing and payment of business licensing fees and property taxes.
- Communication of filing and payments to regional management.
- Tracking of all business licensing and property taxes
- Issue certificates of insurance for all FEG customers and vendors.
- Obtain property insurance certificates as needed.
- Assist branches and FEG divisions on all miscellaneous insurance questions and policy coverages.
Qualifications
QUALIFICATIONS
Education and Work Experience
- Bachelor's Degree in business, finance or law required, or at least five years of related work experience.
- Minimum of five to seven years of lease negotiation experience required. Retail Real Estate experience identifying potential locations preferred.
- Strong ability to analyze financial data.
- Strong interpersonal, verbal, and written communication skills required. Strong negotiation skills required.
- Ability to build and maintain positive, mutually beneficial relationships with regional managers, brokers, lessors, and others.
- Expert knowledge of Word, Excel, and PowerPoint required.
