Senior Property Manager

Salary Range 60-70K or DOE +/-


Aspiron Group, Inc is internally managed real estate company in Oklahoma City focused on acquiring, renovating and leasing single family homes as rental properties. We own and manage over 100 homes. We are hiring a talented, dynamic manager to manage our single family rental properties. We are seeking candidates who desire a long term career opportunity with a growth mindset.


JOB SUMMARY/ OBJECTIVE

The Property Manager is fully accountable for all property operations and the overall performance of the property. This position will be responsible for managing rehabs and make ready projects, training team members, overseeing day to day operations, and ensuring timely unit turns and meeting financial goals.


ESSENTIAL FUNCTIONS

Operations & Maintenance

  • Demonstrates ability to effectively manage Turnovers, Rehab and Capital improvement projects on time and budget. Must be proficient in writing job scopes, preparing project budgets, getting bids and hiring and overseeing contractors
  • Manage timely and property completion of resident service requests and repair orders
  • Prepare and maintain a preventative maintenance plan and emergency plan
  • Schedule Manager/Assistant Manager on-call and assure adequate after-hours coverage.


Financial

  • Demonstrate ability to understand financial goals, operate assets in the company's best interest in accordance with policy and procedure.
  • Prepare annual budgets and income projections in a timely and accurate manner.
  • Prepare variance reports on a monthly and quarterly basis
  • Verify and pay invoices


Administrative

  • Create and/or implement processes and procedures within company guidelines to ensure orderly, effective workflow.
  • Ensures all administrative paperwork is accurate, complete and submitted on a timely basis.
  • Submits required reports to the Owner on weekly, monthly, quarterly and annual basis.
  • Monitor rent collections and take appropriate collection action to resolve all delinquencies in a timely manner and accordance with the law.


Personnel Management

  • Ensure efficiency of team members through ongoing training, instruction and leadership
  • Coordinate maintenance schedule, inspections and assignments with team members
  • Perform routine performance evaluations for vendors and team members


Resident Management

  • Frequently interacts with residents proactively responding to their needs; focusing on relationship development and achieving a high level of resident retention and satisfaction
  • Ensure move in, move out, renewal procedures are performed timely and properly completed
  • Prepare and maintain a resident retention plan


JOB QUALIFICATIONS

Required Education and Experience

  • Real Estate Rehab project management experience
  • Knowledge of HVAC, plumbing, electrical, carpentry, appliances and paint
  • Strong use and understanding of technology and computer
  • Strong management skills
  • Written and verbal communication skills
  • Process Improvement Experience
  • 3 years of property management experience and 1 year experience as a manager
  • Ability and equipment to work remotely and making office visits 2-3 times a week


Preferred Education and Experience

  • Bachelor's Degree
  • Certified Property manager (CPM), Certified Apartment Manager (CAM) or Accredited Residential Manager (ARM)
  • Appfolio Property management software
  • Social Media marketing
  • Accounting, Finance or HR experience
