We are looking for a dedicated, motivated, and engaged Leasing Consultant to join our team. The Leasing Consultant plays an important role in the successful lease-up of the community. Through a collaborative effort, this position will work with the Site Manager and Leasing team to achieve established revenue, occupancy, resident retention, and leasing goals. This position is committed to keeping focus on positive impact and people experience while ensuring leasing processes and operations are executed properly.
Snapshot of what you will be doing:
Responsible for providing lease and application support to residents.
* Conducts tours, performs follow up communication, and diligently pursues the close of the lease with prospective residents
* Receives and processes rental applications and notifies prospective residents of screening results in a timely manner
* Responsible for coordinating new residents' move-in, obtaining signatures for completion of lease paperwork, and educating residents on policies, community rules, and amenities in buildings
* Creates and maintains resident move-in and move-out procedures
* Collects, secures, and processes rental payments
* Tracks past due accounts, sends late payment notices, and negotiates payment plans with residents
* Enforces community rules by responding to violation complaints during office hours, sending violation notices, and completing all necessary follow up
* Reports any observed or received maintenance requests to facilities staff and ensures appropriate steps are taken to resolve the issue, checking in with resident regarding the work order and other requests
* Maintains the organization of office files and systems containing leasing and resident information
* Performs marketing activities of available apartments, including print and web-based advertising and leasing events and promotions
Responsible for providing student support and customer service
* Greets prospective residents, qualifies prospective students for residency, and determines any residents needs
* Responsible for promptly answering and returning incoming calls and emails regarding apartments and availability
* Provides tours of building and apartments to prospective residents
* Collaborates with maintenance and student engagement teams to send notice of entry and complete inspections of apartments when necessary
* Coordinates with outside vendors to complete work onsite as needed
* Prioritizes ones own development and engagement by participating in company trainings, activities, and events
* Collaborates with other members of the Program staff and resident council to provide a supportive environment where students can thrive
Other duties as assigned.
Requirements
What we are hoping to see from you:
* 2-5 years of leasing or sales experience in property management or real estate required
* 2-3 years of customer service experience preferred
* 2-3 years of experience working in an office environment preferred
* Bachelors Degree preferred, but not required
* Knowledge of Oregon Fair Housing Landlord Tenant Law a plus
