Job description
JOB SUMMARY
Responsible for managing the Kalahari Resorts housing facilities in entirety and keeping up with regular contact with tenants, facilitating rental income and dealing with repairs and any resident discrepancies. Training the housing staff on all tasks and managing their hours accordingly. Generate any and all reports both financial and based on occupancy. Variable hours may include Saturdays and/or Sundays.
EDUCATION REQUIREMENTS: Prior office/administrative experience. Customer service and hospitality experience preferred.
LICENSE/PERMITS REQUIRED: Valid driver's license.
REQUIRED SKILLS: Ability to maintain own office to include typing, filing, computer, telephone and fax.
KNOWLEDGE OF COMPUTER HARDWARE OR SOFTWARE: Microsoft Office for Windows, Excel, PowerPoint, ADP, Fax/Copy Machine, Scanner and Housing software.
PREVIOUS EXPERIENCE REQUIRED: Prior office administration or hotel experience helpful but not required.

PHYSICAL REQUIREMENTS:
Heavy work - Exerting up to 30 pounds of force constantly to lift, carry, push, pull, or otherwise move objects.
MENTAL REQUIREMENTS:
Must be able to maintain a high-level of confidentiality for the best interests of the residents. Must show knowledge of the Kalahari Resorts company policies as well as housing policies and procedures. Good verbal communication and interpersonal skills are a must. Must show excellent abilities to communicate well in group and individual situations. Ability to be able to quickly evaluate crisis situations and respond appropriately. Problem solving skills, ability to adapt to different and changing situations is important. Ability to be sympathetic and empathetic to a diverse living culture.
ESSENTIAL DUTIES & FUNCTIONS
-Implement and administer all housing policies and procedures as well as Kalahari Resorts policies and procedures
-Manage rent collection and create policies to minimize arrears
-Manage all housing properties and housing software programs
-Inspect rooms when vacant for any repairs needed
-Process any maintenance requests and communicate updates to tenants when needed
-Build relationships and liaise with other organizations to ensure occupancy flow is staying consistent
-Facilitate all contracts and contractors that may be coming in and out of the housing facility for both safety and business reasons
-Respond to and manage any emergency and/or crisis situations that may occur at any time
-Investigate and respond to resident complaints
-Create new Standard Operating Procedures (SOP's) on any housing processes when necessary
-Handle any breaches of tenancy which can lead to eviction
-Handle any abandoned tenancies, loiters, or unauthorized occupiers
-Make sure nightly lock out procedures are being enforced for safety of all residents
-Make sure all office functions are running effectively and efficiently in a timely manner such as filing, keeping up with voicemails, emails, mail, and any other daily tasks
-Provide any required financial information to Human Resources, Finance, or Management
-Audit any financial discrepancies using housing software to make sure funds are staying up to date and correct
-Assist with any maintenance issues to ensure they are completed properly and quickly
-Create an improvement plan based on any areas of the housing program that are deemed to be flawed or inefficient
-During off season, other duties in Human Resources might be assigned to assure maximum productivity.
